Choosing laminate wood flooring for a home is a really good decision for a homeowner.  Laminate flooring has come a long way since its beginning a few decades ago, with better quality, ease of installment, and varieties to choose from–you can even get laminate to look like stone! Caring for this manufactured product can be tricky, but with the right cleaning and care, it can look great for years to come.

    Protecting the Floor

• Laminate flooring isn’t real wood–it’s an image of wood adhered to fiberboard, with a bottom that is moisture damage-resistant. It is covered with a clear protectant that is hard enough to protect it from scratching and pitting.
• Although it is made to prevent moisture damage, it still needs to be protected from liquids. Any spills need to be cleaned up as quickly and thoroughly as possible.
• The top layer of sealant is there to protect the floor, but if the dining room chairs are constantly pulled from the table, put some felt pads on the legs to prevent any scratching.
• Other pieces of furniture that don’t get moved often still may need something under the legs, and felt pads or newer style plastic casters work perfectly for heavier pieces.
• High traffic areas are best protected with area rugs and runners. Be sure to use a gripper mat or tape underneath rugs to prevent slipping.
• Even though laminate is great for homes with pets, they can still get scratched in extreme situations. Keep pet’s toenails trimmed to prevent this. Pet accidents need to be cleaned immediately to prevent moisture damage and stains.
• Some toys with sharp edges can dent or pit the floor, so they should be used with care, or in places protected with area rugs.
• Sometimes an area of the floor can get damaged, and the best solution is to call the manufacturer to get their advice. Most even sell repair kits for small DIY jobs.

Keeping It Clean

• The first defense in keeping any floor clean is a mat on both sides of a door that leads outside. A “no shoes” policy could even be put in place to keep even more dirt out, as well as preventing scuff marks.
• Removing dirt and small particles is best done on laminate floors with a microfiber cloth or mop. Sweeping with a broom can scratch the surface over time, and usually doesn’t get all of the dirt, anyway.  Many styles of reusable and washable cloth floor cleaners are available and are perfect for laminate.
• Electric sweepers are also excellent for vacuuming dirt and pet hair. Make sure any vacuum-type sweeper has a gentle brush motion.  Too heavy, and it can scratch.
• Mopping can create streaks because of too much detergent in the cleaner. The best solution for mopping grime or sticky spills is using two parts warm water, one part white vinegar, a few drops of dishwashing liquid, and a drop or two of lemon essential oil. The essential oil helps keep the vinegar odor down, but that smell fades quickly.  Mix this in a spray bottle, and spray each area as you mop.  The less liquid used, the better for the floor.
• In case of streaks, use a microfiber cloth or cloth diaper to buff the floor. These are best for a great shine on the floor. Never use dusting spray, as it can cause floors to be slippery.

Laminate flooring can be an asset to a home, without the expense and extra work a hardwood floor can bring. Without a lot of extra cost, the flooring can look new for many years, as long as attention is paid to its care and cleaning.

The walls of your home are begging for a new paint job, or you simply want to change your decor colors, but money is not flowing freely enough to hire a painter.  Painting is one DIY project that is cost-effective and easy enough to make it look as if you hired a crew to do the work.  Go over these tips before you get started: 

• Flat or matte paint is great for hiding flaws, and best used in low-traffic rooms, as it is not as easy to clean as glossy paint.  Use latex paint for high-traffic walls, and oil paint for wood trim.  Leave windows open when painting with oil paint because the odor is quite strong, and it takes longer to dry. 
• When picking colors, do not be afraid to go bold, unless you plan to sell soon, then neutrals are your best choice. 
• Purchase paint samples and apply each color in a 2’x2’ area on the wall you are planning to paint. Once it is dry, you will get a better feel for the color in the different lights, and whether you can live with it or not. 

• The ceiling cannot be forgotten in your new design!  Change the feel of the room’s height by going a shade darker (for a lower ceiling feel) or go a shade lighter or use a lighter color to give the illusion of a higher ceiling. 
• Use this handy paint calculator to determine how much paint you will need.  Other supplies necessary for a professional look are painter’s tape, drop cloths, putty, a putty knife, caulking, and any tools you may need for removing hardware from any doors or walls. 
• Clean your walls and sand if necessary, then use a vacuum to make sure all the dust is gone. 
• Covering a dark color, stains on the walls, old paneling, or new sheetrock may require a coat of primer prior to painting. Tint the primer with a little of your new wall color before applying. 
• Before you start on the walls, do the little stuff first:  paint in corners and close to the ceiling with a good brush, working your way down to catch drips. 

• Paint the walls in 3’-4’ sections in an overlapping W-pattern, applying paint until you need to reload the roller. When you are near the ceiling and corners, get as close as possible using what is left on the roller where you previously already cut in. This gives a smooth appearance to the finish. 
• Allow the paint to dry for 24 hours and avoid hanging anything on the walls for a few days. Hopefully, you should not have to do any cleaning until the paint has cured, usually two weeks to thirty days.

An article from realtor.com outlined the rules you need to follow if you want to get into the holiday spirit with your decorations without derailing your home sale, including:

• Avoid personalized decorations. If you want to sell your home, potential buyers need to be able to picture themselves in the space. But if your home is plastered with personalized holiday decorations, it’s going to be nearly impossible to do that—so while you might love your personalized Christmas stockings or your array of holiday cards from friends and family, keep them packed away until your home is sold.
• Go classic. Classic, elegant holiday decorations are always going to have a wider appeal to buyers than more kitschy, over-the-top decor.
• Look to your neighbors. Your buyers are looking at your neighborhood just as much as they’re looking at your home—so when it comes to holiday decor, look to your neighbors for inspiration. If every home on your block is decked out for the holidays, you don’t want to skip decorating altogether—and, on the flip side, if your neighbors all opted out of holiday decorations, your don’t want to deck your home in bright lights and an avalanche of “Happy Holidays”-inspired decor.

Bottom line? It is possible to sell your home and decorate it for the holidays—as long as you decorate with potential buyers (and your home sale) in mind.

Filled with wonderful character, old homes can have some characteristics that are not so loveable.  Many homebuyers purchase an old house with renovation in mind before they sign their contract. There are some elements in the aging structures, however, that should be left to restoration instead of demolition.   

• Built-Ins  Unless there is serious damage to the pieces, leave the built-in shelving or window seating. Most built-ins are there to function in some way, and you will likely appreciate and use them once they have been restored. 
• Molding and Doors Whether plaster or wooden, crown and window molding, ceiling beams, and baseboards should be revived in whatever way necessary to bring them to their former glory. Solid core doors are another item to keep and restore. 
• Plaster Crumbling plaster looks awful and may be expensive to repair.  The folks at The Craftsman Blog point out the benefits of leaving and mending the plaster over installing new drywall. 

• Original Windows  While energy-efficient windows are encouraged to most home remodelers, there are ways to save old wooden windows in a house and still save energy. Old House Online says getting an energy audit, insulating your attic, and weatherstripping, among other things, will make the old windows rival replacements. 
• Fireplaces  Sometimes, homeowners rip out newer wall coverings and find a gleaming old fireplace hiding behind it. If you’re not interested in using it, have a professional close it in safely, and use it as a feature in the room. Otherwise, the same pro can likely bring the chimney up to code so the fireplace can be useful. 
• Floors  Almost every old home has hardwood floors hiding beneath carpet, tile, or linoleum, and sometimes all three at once! They may look awful when peeling back the layers, but this type of old-growth wood cannot be found anywhere in modern times, and restoring them will be the best thing you can do for them.  

Other features you should consider keeping are wood siding, mosaic tile, exposed brick, porch columns, and lighting fixtures. If you see that you’d rather mix modern elements into the house, do your best to find someone who will remove the old items so they can be used by other old house renovation projects. Sell them outright, through a consignment shop, or donate to a Habitat for Humanity ReStore.

The attic may be the last place home-owners think about when considering improvement projects. However, there can be  some big benefits from upgrading the insulation in your attic. Most people aren’t attic experts, so here’s some information on insulation upgrades for your home.

1. Determine How Much You Need – The first step when upgrading attic insulation is to figure out how much new material is needed. Many believe their home has enough as is, but insulation tends to compress over time and become less effective. Get accurate measurements of your space so you’re not buying too much or too little. If your attic is finished, con- sider adding an extra layer on top of what’s currently against the roof. For unfinished attics, add layers to what’s currently on the floor.

2. Understand R-Values – When researching attic insulation, you will come across the term “R-value,” which is the ability of a material to resist heat flow. The higher the R-value of  a specific insulation, the more effective it will be for trapping heat. 3. Big Savings Possible – Utility bills can be a drag on your personal finances, but attic improvements can generate savings for homeowners. The Environmental Protection Agency estimates you can save up to 15% on utility costs by adding new insulation and sealing air leaks in your attic. Also, most homes built before 1960 do not have proper insulation based on modern standards, so your older home may be losing a lot of energy. Modernizing your attic can result in a significant return on your investment.

One of the biggest complaints from homeowners is that they don’t have enough storage space. While add- ing extra physical rooms may not be an option for most, there are ways to creatively utilize your space.

When listing pros of owning a home in comparison to renting one, many think of things like lower monthly payments for the roof over their heads, the freedom to renovate or simply paint as they desire, or the opportunity to finally have a garden of their dreams. Tax benefits, however, are not something many consider; learn about some of the main tax-related advantages homeownership can bring:

• Tax deduction on mortgage interest:  when a homeowner’s mortgage is no greater than $750,000, the interest on that mortgage is tax-deductible.
  — In 2017, the IRS made changes to this deduction, reducing the mortgage limit. If your mortgage was taken out before December 2017 and is $1 million or less, this deduction applies to your situation as well.
  — Having a home equity line of credit (HELOC) that meets the above standards will receive the interest tax credit as well.
  — In case a homeowner has two mortgages that are each less than the $750,000 limit, but the total of those mortgages exceeds the limit, not all interest is deductible.  Learn more from the IRS Newsroom.
  — According to the Tax Cuts and Jobs Act, this benefit will stand through 2026! 

• When the home was purchased, were mortgage points used as part of the loan transaction? This may qualify for a tax credit. Use this handy worksheet from the IRS to determine eligibility. 
• Many have used their homes for office space this past year, but not everyone qualifies for a home office tax credit.  Those who are independent contractors or self-employed are the only taxpayers allowed this credit. 
• Your lender is required to include property taxes paid on the 1098 form they send at tax time.  Property taxes paid up to $10,000 are eligible for a tax deduction. 
• If you are paying private mortgage insurance (PMI), the law to receive a tax credit for this has been reinstated as well as being retroactive. House Logic has more information about the changes and benefits. 

• Living in a federally declared disaster area can also get tax boons for homeowners.  Find more information about the natural disaster relief from TurboTax. 

Do not miss out on these tax deductions!  Normally, hiring a professional tax preparer will get the most benefits for you if you give them all the necessary paperwork.  Keep in mind that using an online tax prep service will ask homeowner-related questions as you work through your return, and self-tax prep is generally less expensive, depending on the software company you choose.
