How To Get Your Free Credit Report

Did you know that you are entitled to a free credit report once a year from all of the major credit reporting companies?  I don’t know about you but that is news to me!  If you are in the market to purchase a new home and have not had your credit report pulled lately you may be happy to find this news out!  By checking your credit report before you purchase a home or for any other reason for that matter you will be able to  see if there is anything on your credit report that is not accurate and remove it and you may also be able to find out if you have been the latest victim of identity theft.  The major credit reporting companies are Equifax, TransUnion, and Experian.  If you want to get your yearly free credit report  all you have to do is go to each of these sites and click on “Request Your Credit Reports”.  You can also send a letter to each of the three major credit reporting companies.   A few tips to follow are below.

  • Be sure that if you get on a credit report website and are asked for money that you do not respond. There are many hackers out there trying to get your information and this is just one of the many ways in which they do it.
  • Do not give out your social security number unless you are on a site that you know is secure.
  • Check your credit report every four months or so to be sure that your account hasn’t been compromised.
  • There are credit monitoring companies you can hire to keep a watchful eye on your credit report if you feel it is necessary to do so.

Again, be sure that you are not asked for any monies when trying to get your free credit report. Be assured that there are many companies out there that claim they will give you a free credit report only to ask you for your credit card information at the very last step.  Step away from those companies and continue with your search until you find one that lets you leave the page without asking for any form of payment.  Once you get your report you can then be on your way to making any changes needed to help improve your score.  When you get your credit where you want it and where it needs to be, the world will open up to you in ways you never thought possible.

Tips For Qualifying For Down Payment Assistance

Most folks these days are living paycheck to paycheck and are having a hard enough time trying to pay all of their bills on time. This is one of the biggest reasons many people are looking for some sort of down payment assistance when it comes time to purchase a new home. For many people owning their own home cannot become a reality because they simply cannot afford to come up with the down payment needed. Rest assured if you are one of those people who have a hard time coming up with enough money to pay bills much less enough money for a down payment on a house, there is hope for you! Below are a few ideas for down payment assistance and what you need to do to qualify for it.

  • Figure out what your adjusted gross income is so that you will know if you can or cannot qualify for down payment assistance.
  • Complete a HUD application at your local HUD (The US Department of Urban Development) office.   In order to qualify for HUD your adjusted gross income must not be more than 80 percent of the local median income.
  • The down payment assistance program from HUD has a limit of 6 percent of the home’s purchase price or $10,000 so be sure that you know what size and price range you are looking for in a home before you apply for assistance. Knowing some of these things beforehand will possibly save you a lot of hassle in the long run.
  • You may possibly qualify for a grant that you do not have to pay back such as with the American Dream Down Payment Initiative Program. This program is known as the ADDI. If you need assistance with your home down payment be sure not to let this particular program slip through your fingers.

Hopefully these few ideas for down payment assistance will get you started in the right direction when looking for a home of your own. It is important that you don’t get discouraged and give up when looking for these types of assistance programs. They are out there for the taking you just have to be diligent to look for them and see which ones may be able to assist you in your home buying experience. It is all too easy to give up and not look deep into all the different home down payment assistance programs but I promise you if you do enough research you WILL likely find one out there that is just waiting to help you.

Key Questions To Ask Before Buying An Orlando FL Home

If you’re considering buying an Orlando FL home here are some key questions to ask before you commit…

orlando fl home buyerWhy are you buying a home? Simon Sinek is the author of a book called Start With Why. It’s a business book, but is very applicable to life’s decisions. Sinek says that you must know why you’re doing something before you start figuring out how to do it. His advice surely applies to buying a home!

According to a survey by the Joint Center of Housing Studies at Harvard University, the top four reasons for buying a home have nothing to do with money. Typical reasons given were…

  • I want to have control over my living spaces
  • I want my children to go to good schools
  • We need more space for our growing family
  • We want to have influence over our neighborhood

There is no right or wrong reason for you to want to buy a home. It’s personal. The decision to buy also tends to be more emotional than financial. Make sure you know what your personal reasons for buying are, and use them to guide your decisions. You can’t avoid the financial issues, but that’s not the place to start.

Where are home values headed? According to the last quarterly survey by Pulsenomics.com the average predictions of over 100 economists said national home vales would rise 4.28% in 2014. That is a national average. So, ask your favorite Realtor what they think concerning future values of homes for sale in Orlando FL.

Buying a home is not an investment in the real sense of that word. A home should be seen as a hedge against inflation. Therefore, you want to feel secure the home values are likely to grow more than the inflation rate. The NAR has predicted home values will increase 6% in 2014. That’s higher than Pulsenomics’ survey predicted. It is also higher than inflation is expected to be.

Where are interest rates headed? NAR predicted interest rates could hit 5.4%, or 1% higher than the end of 2013. That news should be saying to buyers there is no point waiting to buy. Don’t sit around hoping that mortgage interest rates will drop. Keep up with interest rates here.

That all says it’s probably a good time to buy. So, know your credit score and arrange your finances to make sure you qualify for a loan.

Orlando FL Foreclosure Trends for April 2014

In April, the number of properties that received a foreclosure filing in Orlando, FL was 30% higher than the previous month and 2% higher than the same time last year, according to RealtyTrac.com.

Orlando foreclosures were 0.26% above national statistics, 0.12% above state figures, and the same as Orange County numbers in April 2014.

Pre-foreclosures accounted for 71.5% of the foreclosure activity in April,  Auctions were 16.7%, and Bank-owned properties were 11.8%.

In April, the number of bank-owned properties increased 10.4% from the previous month and increased 2.2% from the previous year. The number of auctions increased 51.2% from the previous month and rose 13.5% from the previous year. Pre-foreclosure activity decreased 18.0% from the previous month and decreased 36.9% from the previous year.

Orlando FL Real Estate Market Trends – February 2012

Housing affordability conditions have reached the highest level since recordkeeping began in 1970, according to the National Association of Realtors®.

NAR’s Housing Affordability Index rose to a record high 206.1 in January, based on the relationship between median home price, median family income and average mortgage interest rate. The higher the index, the greater the household purchasing power. An index of 100 is defined as the point where a median-income household has exactly enough income to qualify for the purchase of a median-priced existing single-family home, assuming a 20 percent downpayment and 25 percent of gross income devoted to mortgage principal and interest payments.

NAR projects the affordability index for all of 2012 will be at an annual high, with little movement in mortgage interest rates or home prices during the year.

Orange County saw 169 less homes sold in February 2012 than 2011, a 12 percent decrease. The average sales price increased by 16 percent and the median sales price increased by 16% from February 2011.  Market times decreased by 4 days or 4 percent.

Osceola County Real Estate Sales Statistics – February 2012

Osceola County homes saw home sales decreased by 134 homes, a 24 percent decrease. Prices increased with the average sales price up 10 percent and the median price increased by 13 percent.  Market Times remained decreased by 2 days compared to February 2011.

Seminole County Real Estate Sales Statistics – February 2012

Seminole County residential sales decreased by 9 percent with 45 fewer homes sold in February 2012. The averages sales  price increased by 15 percent, and the median sales price increased by 23 percent compared to February 2011 levels. Market times decreased by 10 days or 10 percent.

Residential sales in Lake County increased with 63 more homes sold for a 16 percent increase. The average sales price decreased by 1 percent, while the median sales price increased by 1 percent during the same time period.  Market times decreased by 7 days.
