Ready to Sell Your Orlando Florida Home?

Whatever the reason behind the desire to sell your home, it’s not as simple as hiring an agent to put up a For Sale sign in the front yard.  If you want a successful sale, there are things you need to know and do!  Follow these tips for smooth sale-ing:
 

  • Do a bit of local research and choose at least three real estate agents to meet with and interview to find the best agent for you and your home’s sale.  
  • Gather every bit of “official” information about the house and property:  major appliance and home system ages, dates and permits for any renovations or additions made to the house, warranty paperwork that still applies for any part of your house, including the roof, and any information about your mortgage, if you still have one. 
  • Be open to fully trusting your agent about when to list the house, as well as pricing.  Selling homes is their business, and they know about the market, what homes in your area are selling for, as well as knowing buyers who are ready to purchase a new home. 
  • Emotionally speaking, you have to “check out” of your home.  You must step back and begin to look at it as a house, and someone else’s future home. 
  • Familiarize yourself for what you will need as a seller at closing, so everything will be in order when the time comes. 
  • Get ready for some work!  Your house needs to be thoroughly cleaned, decluttered, depersonalized and may need some cosmetic work, such as painting, new carpet, or fresh landscaping.  Remember that first impressions are important when it comes to selling your house. 
  • Do you plan to move before the house is sold?  If so, you need to add the cost of staging to your budget, because you want potential buyers to see it as a home, and not an empty shell. 
  • Realize that your family’s schedule will be interrupted during the showing process.  The more home-seekers who come through your door, the more your chances are of selling.   
  • Having a pre-sale inspection done on the house is a wise decision to make.  Once it’s complete, make sure you address any problems the inspector finds, or discuss your options with your RealtorⓇ, such as lowering your asking price, or offering a repair credit. 
  • Before making any upgrades in your house, such as installing a steam shower to the master bath, or integrating smart home features, talk with your agent to make sure they will be worth it in the end.  They will know what is desirable in homes in your market, and it could save you a bundle.

Accepting a new job, moving closer to aging parents, or looking for a fresh start, you’ve decided to relocate. You haven’t chosen a real estate agent to get your house sold, because you’re considering using your house for extra income as a rental.  There are pros and cons to becoming a landlord, so look through these tips to get you started on making the decision. 

  • You need to first look at the financial aspect of renting your house. 
  • Landlord’s insurance premiums may cost more than your homeowner’s insurance. Talk to your insurance agent about the differences in these policies. 
  • Do the math–if you have a loss after all your expenses (insurance, repairs, property taxes, etc.) are deducted from the rental payments, it’s a better idea to sell. 
  • If the money that a home sale would generate will help you buy a new place, by all means, sell. 
  • One factor to consider is that if your move is temporary–you know you’ll be returning in a few years, and it may be a good idea to lease while you’re away, so you won’t have to house hunt upon your return. 
  • Take into consideration that in larger areas, there may be times of a vacancy.  Can you handle the old mortgage and the new?  If not, put the house on the market. 
  • If there are improvements that need to be done to the home before you can sell it, and you’re not financially able to make them, then renting may be a good option.   
  • Keep in mind that most tenants will not care for your house like you, and, after moving, it could be at a great cost when you have to make the repairs.   
  • Things can happen, and you may get tenants that can’t pay the rent on time, or stop paying rent, and you’re stuck with the mortgage payment, as well as having to go through the eviction process.  
  • Do you really want to become a landlord?  Talk to a few people who are experienced in renting and leasing property, writing down questions to ask, and get their thoughts on the process. Experience is the best teacher. 

Renting or leasing your home is a big decision to make, especially if you know you may be coming back.  The stress of renting just might be greater than house-hunting when you move back.  Talk to other property managers in your area and look at your financial information before you make the final choice. Easy Updates Before You Sell in Orlando, FL

Once you decide to sell your home, you want it to look its best, and a total remodel may be out of your budget.  Thankfully, there are some quick and affordable updates to add to your home to give it some extra style and character, not to mention the added value! 

  • You can add crown molding to your rooms with little carpentry know-how.  Plaster-covered foam molding is available in many styles, and anyone with a measuring tape, hand saw and some paint can install it.  This Old House has a how-to for this easy update. 
  • Clean up and, if necessary, paint your front entry door.  Add a new light sconce, and get a new welcome mat. 
  • Electrical outlets are usually not something you think about upgrading, but outlets with a built-in USB port are available at home centers, and are impressive to potential home buyers because of the convenience they offer.  Put them near the kitchen counter, and a few in the bedrooms for easy access. 
  • Cleaning the grout in the bathrooms, or even re-grouting can make your floor and tile look shiny-new. 
  • Upgrade your doors’ and cabinets’ hardware for every room if it’s outdated. 
  • Paint rooms a neutral color; grey and beige–even a mix called “greige”–are trendy right now if you don’t want all-white walls. 
  • Add potted flowers or plants to your front entry for a welcome sight–just don’t forget to water them! 
  • Check your crawl space for any falling insulation, and replace it. 
  • Change out any dated light sconces and chandeliers. 
  • A new shower curtain and decorative towels can do wonders for your bathroom. 
  • The right backsplash in the kitchen can really make it stand out and look like new.  There are many DIY options, and the self-stick products on the market now make this task go much faster for the novice. 
  • A chair rail and wainscoting in the dining area adds a nice eye-catching architectural detail. 
  • Most experts advise taking down your window curtains while your home is on the market, but you want some color on the windows.  A cornice box is an easy project to try, and cover them with your (now) old curtain fabric.

School is back in session, the holidays are right around the corner, you might not think that now is the best time to sell your house. But with inventory below historic numbers and demand still strong, you could be missing out on a great opportunity for your family.

Here are five reasons why you should consider selling your house this fall: 

1. Demand Is Strong

The latest Realtors’ Confidence Index from the National Association of Realtors (NAR) shows that buyer demand remains very strong throughout the vast majority of the country. These buyers are ready, willing and able to purchase… and are in the market right now!

Take advantage of the buyer activity currently in the market.

2. There Is Less Competition Now

According to NAR’s latest Existing Home Sales Report, the supply of homes for sale is still under the 6-month supply that is needed for a normal housing market at 4.7-months.

This means, in most areas, there are not enough homes for sale to satisfy the number of buyers in that market. This is good news for home prices. However, additional inventory is about to come to market.

There is a pent-up desire for many homeowners to move, as they were unable to sell over the last few years because of a negative equity situation. Homeowners are now seeing a return to positive equity as real estate values have increased over the last two years. Many of these homes will be coming to the market this fall.

Also, as builders regain confidence in the market, new construction of single-family homes is projected to continue to increase over the next two years, reaching historic levels by 2017. Last month’s new home sales numbers show that many buyers who have not been able to find their dream home within the existing inventory have turned to new construction to fulfill their needs.

The choices buyers have will continue to increase. Don’t wait until all this other inventory of homes comes to market before you sell.

3. The Process Will Be Quicker

Fannie Mae announced that they anticipate an acceleration in home sales that will surpass 2007’s pace. As the market heats up, banks will be inundated with loan inquiries causing closing-time lines to lengthen. Selling now will make the process quicker & simpler. 

4. There Will Never Be a Better Time to Move Up

If you are moving up to a larger, more expensive home, consider doing it now. Prices are projected to appreciate by 5.3% over the next year, according to CoreLogic. If you are moving to a higher-priced home, it will wind up costing you more in raw dollars (both in down payment and mortgage payment) if you wait.

According to Freddie Mac’s latest report, you can also lock-in your 30-year housing expense with an interest rate around 3.46% right now. Interest rates are projected to increase moderately over the next 12 months. Even a small increase in rate will have a big impact on your housing cost.

5. It’s Time to Move On with Your Life

Look at the reason you decided to sell in the first place and determine whether it is worth waiting. Is money more important than being with family? Is money more important than your health? Is money more important than having the freedom to go on with your life the way you think you should?

Only you know the answers to the questions above. You have the power to take control of the situation by putting your home on the market. Perhaps the time has come for you and your family to move on and start living the life you desire.
