Daylight is becoming noticeably shorter this time of year, and with Daylight Savings Time a few days away, most people will be coming home from work in the dark.  Options for lighting have come so far, you can customize your lighting inside and outside for safety, convenience and aesthetics.   

• Motion-sensor lighting has come a long way, and many have bright, long-lasting LED’s, timers, and motion sensitivity settings.  Battery-operated lights are the easiest to install and can be placed virtually anywhere.  Use them where you park when you come home, near walkways, as well as the entryway.  Stylish motion sensor lamp posts are perfect for integrating into the landscaping, as they look great besides offering some security. 
• For your garage entry, install wall sconces on either side of the door, or one light over the door, shining downwards.  Motion sensors or smart lighting that come on when you drive up are best. 
• Solar stake lights are perfect for your landscaping or walkway, but instead of a straight line of lights, place them in various places among plantings to add some interest.  When it’s dark, the low wattage of the solar lights will provide enough light for you to see well. 

• Install step or stair lights for the amazing look, as well as safety.  Add them along the sides to the railing, or on the risers.   
• If your entryway is covered with a porch, place a lamppost near the steps or install lighting on the porch posts closest to the steps, or consider adding an overhead fixture to the porch ceiling to light up the entire area. 
• Depending on the placement of your light fixtures, make certain the types you choose are going to be able to take the elements.  A light with a UL damp rating is best under a covered area, and one with the UL wet rating can handle harsh weather conditions like direct sunlight, rain and even saltwater spray. 
• As noted above, some lighting needs to be motion-sensored, but others can be managed by timers, while solar lighting usually has sensors to come on when it’s dark and turn off at daylight.   
• The type of bulb you use is a personal choice, but keep in mind that if you’re going to be using the lights all night, LED’s use far less energy, and last much longer than other types, saving you money and time.  Don’t let the memory of the harsh glare LED’s gave off when they were first produced; their technology has come a long way and the industry has taken great strides to give consumers softer, more pleasing light. 

Before adding bright security lighting that can affect the homes next door, talk with your neighbors, as they’ll appreciate you consulting with them.  You need to make certain you won’t be disturbing their rest or have your lights shining into their windows.  Not only do you want to have lighting outside for security, but for the ambience as well.  A nicely-lit home looks inviting and adds to the style of your home.

Ah, rest–it is probably one thing that many people will say that they don’t get enough of.  Something we may not realize that’s vital to a good night’s sleep is a calm atmosphere in the bedroom.  Let’s look at what we can do to create a restful bedroom. 

• Keep the room free of clutter: use storage containers under the bed for clothes you may not have room for, keep jewelry neatly hanging or in a jewelry box, have a hamper tucked away for clothing that needs to be washed, and shoes should be tucked away. 
• Some smaller homes don’t have a designated room for an office, and it’s important to keep the two separate, even in the same room.  Face the work area away from the bed and use a screen if you like.  Keep the desk tidy, so you’re not looking at work that needs to be done while you’re preparing to go to bed.  Turn off any electronics that can disturb the quiet of the room when you’re not using them. 
• Low lighting is important, so use a low-wattage bulb in the bedside lamp and add a timer for it to come one just before bedtime so you won’t have to turn on the bright ceiling light when it’s time to get ready for sleep. 

• Sleep experts will tell you that the bedroom is no place for a television!  If sleep is an issue for you, keep the tv in the family room, as the light and noise will keep you from truly resting.  
• On that note, if you need some sort of noise to help you sleep, there are many white noise machines and smartphone apps, as well as playlists on many music streaming services that have a variety of relaxing background noise.  Ditch the tv and use white or “pink” noise to help you drift off. 
• Room-darkening shades can be very helpful in blocking city lights and help those who must work at night sleep during the day.   
• Pets are like family for most of us but allowing them to sleep in bed with you may not be such a good idea.   Have a special bed or crate for Spot to sleep in, so their nighttime movements won’t disturb your deep sleep cycles.  
• Room temperature is very important to rest.  If it’s in the budget, have a separate heating and cooling system for the bedroom, and keep it between 60° and 67°, and if that’s not possible, use a fan to keep you cool. 

• Choosing the color for decorating is important, as colors influence us when it comes to different activities.  Most of us know that blues, greens and grays are relaxing colors, but if you like to make a bold statement, light colors won’t work.  Royal blue, shades of teal, and browns can still make a room feel calm and add bright style to the room. 
• Obviously, your bedding is one of the most vital parts of getting a good night’s rest.  Have a comfortable mattress with good pillows and bedding appropriate for keeping you comfortable.

Halloween is quickly becoming the most popular holiday in the US.   You don’t have to break the bank for decorations, though.  There are many ways you can prepare for the fun-filled holiday with inexpensive, everyday items. 

• Save gallon milk jugs, and wash them out thoroughly.  Use permanent black marker to draw ghostly faces on the sides, then add a few rocks or marbles for stability. Place a string of battery-powered LED lights inside, and place the jugs along your walkway or steps for a ghostly path to your door. 
• Wrap white crepe streamers around your front door mummy-style. Cut two big eyes from white and black construction paper, and tape them to look like they’re peeking out of the strips.  Instant spooky! 
• Pumpkins are cheap and plentiful this time of year. Using child-safe carving kits, have the kids get in on the fun of carving a jack-o-lantern.  Pumpkin Lady has over 700 free templates to download and print. 
• Use black construction paper to cut out basic ghost figures, bats, owls or cats.  Tape them to your windows, and when the lights are on at night, the silhouettes can be seen from outside. 
• Make it look like specters are watching over your yard.  Keep a few paper towel or toilet paper roll tubes. Carefully using scissors, cut different eye shapes in them.  Tape glow sticks inside the tubes, and hide them in your shrubs and bushes. 
• Grab a straw wreath, a few bags of faux spider webbing and plastic spiders at your local dollar store. Wrap the wreath with the webbing, and criss-cross a few strands across the middle for a cobweb effect. Hang or hot glue the spiders in different places around the wreath, add a Halloween bow, and hang on your front door. 
• White tights can be repurposed as spider eggs.  Cut the tops off, leaving the legs open.  Add a baseball or softball to the toe, and glue or hot glue plastic spiders to the “sac.” Hang the eggs from trees (away from walking areas) or light fixtures for a really scary look. 
• Make some ghostly guests out of unused tomato cages.  Turn them upside down, and push a large styrofoam ball down onto the ground wires.  Add lights around the cage, and drape a piece of white cloth or old sheet over the cage. 
• Add plastic snakes, spiders and insects purchased from a dollar store to your welcome mat. 

Spooking up your yard for Halloween doesn’t have to cost a great deal.  Whether you want frightening or fun, decorating with household or inexpensive dollar store finds can be a family project.  When the big night arrives, make sure you have plenty of candy, turn on your porch light, play some creepy music, and enjoy the evening.

Daylight hours have become noticeably less, and so are out landscaping duties! If you’d like to bring the outside in but are concerned about the plants needing sunlight, don’t worry.  Many houseplants can be tucked away inside for Winter that thrive in low light!  Find one, or two, in this list: 

• Aglaonema, or Chinese Evergreen, has many hybrids, and come with splashes of silver and red.  Not only will you have a plant that doesn’t need a lot of watering, but you’ll have a plant that brightens without having to buy a bouquet of fresh flowers every week! 
• Using contrast in your rooms can apply to plants as well.  Calathea is a plant with variegated leaves, and some types have red stems and undersides of its leaves.  Placed in a corner with light-colored walls will make this low-light lover take the stage! 
• What sounds tougher than cast iron plant (Aspidistra)? These long-leafed plants thrive in shady spots, can handle poor soil, and if you forget to water them, they will survive! 

• Corn plant or dragon tree, (Dracaena fragrans) is a great plant if you’re looking for height.  It might need pruning once it starts getting too tall but is great for medium light.  Children would love to tell their friends they have a dragon tree in their house! 
• Turn your room into a tropical oasis with parlor palms (neanthe bella)!  The best thing about this palm is that it doesn’t grow very tall and can do well in virtually any amount of light. 
• Peace lily (Spathiphyllum) is a common houseplant, and rightly so.  While enjoying medium-low light, they do need water at least once per week to keep their beautiful dark green leaves and white blossoms. 
• There are so many types of philodendron that you can find one for any houseplant need you have.  They prefer medium-low light, but in perfect conditions, they can grow tall. You get a bonus with philodendron, as they are proven air-cleaners! 
• If you have a dark corner but no space for placing a container on the floor or furniture, pothos is the plant for you. The trailing vine is perfect to hang in a dark corner, and there are several hybrids to choose from. 

• Does your grandmother have a pot of Swedish ivy that she’s been caring for as long as you can remember?  Plectranthus verticillatus grows very well in low light and be sure it has plenty of room to spread its trailing vines.   
• When there’s little light and almost no room for a plant in your home, a terrarium filled with mosses, small-growing ferns, Pilea glauca “Aquamarine,” and sweet flag (Acorus) are just a few of the plants that will grow well tucked inside an enclosed case.  Learn more about this age-old type of gardening. 

Bringing the outside in doesn’t mean you have to use the only sunny spot in the house.  Growing green things indoors can keep the air clean, and boost your spirits, both of which are important, not only during the dark Winter months but year-round.

Zillow.com defines the term disclosure as “…the buyer’s opportunity to learn as much as they can about the property and the seller’s experience in it.”  In most states, this simply means that the seller must let the buyer know about problems that they are aware of.  Whether you’re selling or buying a house, disclosing issues with the house is an extremely important part of the process.  

What Disclosure Means for the Seller 

• Your listing agent will provide a form for you to fill out, answering questions with either yes, no or I don’t know about different aspects of the house.  This form should be filled out truthfully and to the best of your knowledge. 
• Items that most states ask you to disclose to the buyer:  lead paint or asbestos, previous repairs or additions, mold or water damage, pest issues, drainage problems, foundation cracks, problems with HVAC and other appliances, and if the roof is leaky. 

• If you think there might be a problem, say possible mold in the crawlspace, have an inspector come and have a look.  It’s better to be safe than sorry here. 
• While you’re going over the disclosure form, if you’re not sure if you should report something, report it anyway.  It’s best to err on the side of caution. 
• Have the disclosure ready before you’ve accepted an offer for your own protection. 
• Your listing agent will be aware of all government disclosure requirements–federal, state, and local–so be prepared to report all that these laws ask of you. 

Disclosure and the Buyer 

• Once you receive the disclosure statement, go over it carefully and ask questions if you’re not sure about anything listed, because you must sign the disclosure. 
• The extra expense of having an official inspection done on the house is vital to this part of the sale.  Have the disclosure form information with you when you meet the inspector at the house, so you can go over the problem places with a pro. 
• In the case of any additions to the home, check the local government building permit and zoning information to make sure the addition was done the legal way by licensed people. 
• If you have any issues with the seller’s answers on the disclosure statement, and don’t want to make the repairs, and can’t come to an agreement with the seller, it may be best to walk away and look for another house. 

• Once you are satisfied with the disclosure and have the peace of mind that the sale should go through, sign off on the disclosure. 

A disclosure should be a seller’s protection plan, and smart sellers will be completely honest, and maybe even over-disclose.  Also, be aware that some states even ask sellers to disclose things like traffic noise, and even paranormal activity!  Your Realtor will know everything you need to provide to buyers, so the sale of your home goes smoothly.

Summer is almost over, and for most gardeners and those who love to work in the yard, it is time to tidy things up to prepare for cooler weather. It’s the best time to prepare for next year, even though the next planting season is months away.  Get to work for a head start on Spring.  

Vegetable Garden 

• If you still have tomatoes or peppers ripening, either take up the plants and hang in a cool place to let them ripen on the vine, or protect them from frost with burlap or row covering over their stakes. 
• If you have cool weather plants, make sure they’re getting plenty of water, and leaving them to grow until after frost makes them taste better!  
• Clean up all dead or dying plant debris, because it can cause diseases and help insects that like to overwinter in the rotting vegetation.  If you don’t have a compost pile, now is a good time to start one with healthy debris. If it looks diseased, discard it or burn it. 
• Adding lime to the garden soil is best done in the Fall.  Take a soil sample to your local extension office for a free soil test so you’ll know how much you need to add. 
• Cut back perennial herbs, and freeze or dry them for winter cooking. 
• Think about adding a cover crop.  Cover crops add nutrients to the soil, and prevent soil erosion.  Find a list for your region at https://www.almanac.com/content/cover-crops-us 
• Before storing garden tools, remove all dirt and debris, then spray with a 10:1 mix of water and bleach.  After they dry, oil tools that have moving parts, make any repairs that may be needed, and hang them out of traffic areas in your shed or garage. 

Landscaping 

• Plant trees and shrubs in the Fall.  The cooler temps and onset of dormancy gives them the perfect opportunity to establish their root systems. They still need plenty of water, so make sure you keep them hydrated.  
• Apply fertilizer to your lawn, and aerate it as well. Walking behind the fertilizer spreader in spike-soled shoes is a great way to do these two important things at once.   
• The last time you mow, keep the level at 1¼”.  This will keep leaves from settling on your lawn, as well prevent disease and insect over-wintering. 
• Cut back your perennials in the flower beds, mulch them well, and divide tuberous plants like daylilies and irises.  Hostas also benefit from a Fall division.   
• If you have any young plants or trees, mulch well around them to protect them from freezing once the thermometer drops. 
• Update container plantings with chrysanthemums, ornamental cabbages, pansies and interesting grasses.  These should take you through the Winter and provide interest and color for the drab days ahead. 
• Plant flower bulbs for a beautiful, maintenance-free Spring flowerbed.  Daffodils, tulips, hyacinth, and crocuses will provide color for weeks. 

Getting your garden and yard ready for Winter not only makes things look better, but it will certainly help once Spring gets here. The weather can be unpredictable come March and April, so take advantage of the cool, long days of Fall to prepare for next year’s growing season.

Florida is well known for all of the damage caused during our stormy seasons.  The power of wind can burst open windows, doors, split open walls, creating and increasing uplift forces on the roof.   Once the wind breaks open any part of the home, wind and water will enter and damage to the interior escalates dramatically.

Homeowner’s insurance companies offer premium discounts based on a home’s level of wind resistance. These wind mitigation inspections are used to determine whether specific protective reinforcements are in place, therefore decreasing the amount of damage your home may receive during a hurricane or strong storm. A home with these features is less likely to incur costly repairs  during a “high wind event” which saves the insurance company money.

What is Wind Loss Mitigation? Mitigation is the act of making a condition less severe. Therefore wind loss mitigation is the act of minimizing loss that might be caused by wind damage to your home.

History Behind the Credits
After the devastating 2004 Hurricane season many Florida based insurance companies were forced to increase premiums due the substantial losses they occurred. The Florida Legislature saw the rising premiums as a problem for Floridians so they agreed that if homeowners made steps to make their homes more secure from wind loss, they should be rewarded by a reduction in insurance premium.

So How Do I Get the Credits?

In order to get credits you must have a Wind Mitigation report completed by a licensed inspector. Many people believe that their Homeowners carrier is responsible for paying for the report, but that is not the case. That being said, the mitigation report usually pays for itself within the first year, with prices ranging from $70 – $125. These prices are typically reduced if you purchase another report from the inspector, such as a 4-point inspection.

Make Sure You Request the 2012 Form!

Most carriers are now requiring that the Wind Mitigation Report to be on the 2012 form. If you have an older form, you will most likely have to get a new mitigation completed to apply for credits.

Premium Credits for Wind Mitigation Construction Features 

Roof Age: If your roof was replaced on or after March of 2002, it most likely is eligible for the Florida Building Code of 2001 credit. This code required contractors to use improved construction techniques, thus making roofs sounder.

Roof Covering: Common types include shingles, clay tiles, metal, and built-up-tar and gravel. The key factor in roof covering performance is the method of attachment of the roof covering to the roof deck.  This feature must meet or be equivalent to the Florida Building Code which has specific material and attachment specifications which are superior to building practices in the past.

Roof Deck Material & Attachments: The method used to connect the roof decking (plywood, metal panels, etc.) to the roof trusses or rafters. The performance of the roof deck is of critical importance in keeping hurricane losses to a minimum. This is usually achieved by nail fasteners. Nail size, type, spacing, and penetration depth into the truss or rafters determines the uplift resistance of the deck.  The difference in uplift capacity of 8d (2 ½”) nails at a typical nail spacing and 6d (2 ½”) nails at the same spacing is a factor of about two times stronger.

Roof-to-Wall: This is another critical connection that keeps the roof on the building and acts to transfer the uplift loads into the vertical walls.  This connection is KEY to the performance of the building due to the large negative pressures acting on the roof.

Secondary Water Resistance: Material applied to the roof covering to prevent water from intruding into the structure when the roof covering fails.  Roof coverings often begin to peel off in peak wind gusts ranging from 70 to 100 mph.

Roof Shape: Roof shape refers to the geometry of the roof.  There are many common roof shapes in residential construction, including gable, hip, and flat (and many possible combinations).  Some roof slopes and configurations perform better than others.   Moderate roof slopes don’t tend to uplift the roof and push the building sideways and hip roofs provides greater stability during high winds regardless of which direction the wind blows.  *A HIP shaped roof receives the largest insurance discount. This may help a protective home buyer consider which home to buy.

Opening Protection: Openings in the wall and roof include windows, doors, sliding glass doors, skylights, and garage doors.  Openings are vulnerable to wind-borne debris impacts in hurricanes and other windstorms. The protection of openings is perhaps the greatest single loss mitigation strategy for a building.  The reason for this is that once a window or door fails the pressure inside of the structure increases due to the breach in the building envelope.  Thus, putting all openings in an overload situation; resulting in additional failures.  The inspector is looking for glazed (glass) openings with specific ratings and or shutters protecting them.

In most parts of the US this time of year, there is a lot of groaning by kids who are heading back to school, and some parents as well, because they dread the busyness of the school being in session.  Take the dread out by getting organized and staying organized so that it becomes a routine for you and your kids. 

• With sales and coupons abounding at every store this time of year, we usually end up with more school supplies than we need.  Have a dedicated storage spot for everything for easy access when it’s time to replenish.  Donating some of those extra supplies to the school or organization who help kids in need is a good thing, too. 
• If your school requires uniforms, go through old ones, and if they’re not worn or stained, take them to your school office so other students have a change of clothing in case of spills or accidents.  
• Getting ready for school begins the night before.  Set a bedtime, get a good routine going, and stick to it.  It can help reset your child’s body clock so that even when things get busy, they’ll be ready for sleep at their set time. 

• Even if they haven’t yet learned to tell time, get your child an alarm clock.  Set the alarm and help them be responsible for getting themselves up.   
• Have all their school clothes for the week hanging on a wreath hanger on the back of their bedroom or closet door or folded on their dresser.  This way, they can decide what to wear each day without staring at a closetful of clothes. 
• Let the kids pitch in with lunch prep.  Have their lunchboxes, storage containers, plastic bags and drink containers all in one easily-accessed spot in a kitchen cabinet. Good Housekeeping has a video with some great tips for packing up lunches. 
• Breakfast on the go can be so much more than a toaster pastry and juice box.  Mique from Thirty Handmade Days has compiled a list of links of 31 healthy make-ahead meals that kids will love! 
• Whether you have a mudroom or not, place some baskets or totes near the door for shoes, bookbags and sports bags.  It certainly helps with “I can’t find…” when it’s time to get them out the door. 

• After-school routines can vary, with extracurricular activities, sports, and lessons.  Keep a white board in a prominent place and have everyone’s schedule listed by days of the week.  Have the kids go over their schedule the night before so they’ll be prepared for their activities the next day. 
• Sometimes children come home from school and can’t wait till dinner and want to eat a full meal.  Have some snack bags of sliced fruit or veggies keeping cold in the fridge.  Add some fruit dip or ranch, and they’ll have a yummy snack that will tide them over until meal time.

The addition of a pet to a home is one of the biggest and best decisions a family can make.  Is your home ready for the task? Follow these tips for making your home pet-friendly. 

Outside 

• A safe environment is as important for a pet as it is for children.  The first step in keeping them safe is a fence.  Not only does it keep your pets in, it keeps others’ animals out. 
• Have an ID tag on your pet’s collar, with your name and contact information just in case they do get out.  Having them microchipped is an excellent option for identification purposes. 
• When house-training, encourage your pet to use a specific area of the yard for easy clean-up, keeping the smell away from the house.
• A pathway to the door of gravel, cement, or other materials that aren’t plant-based will help knock off any debris that catch on paws before they come in. 
• If your animals have to stay outside when you are away for a short time, make sure they have shelter, food and, most importantly, water. 
• A play area in your yard would be great for dogs, especially, but make sure you have paths they can walk and run on, and nothing hazardous to them if they get too excited in their play. 
• Incorporating a water feature that doubles as a pet-friendly cooling-off spot is perfect for Summer outdoor play for your pets.

• Make sure window screens are secure when you open them, in case Kitty wants to enjoy a nap in the open area–you don’t want her falling out of the window. Investing in a “cat condo” would be ideal for indoor cats to enjoy the outdoors safely. 

Inside Your Home 

• When looking for safety hazards, you should have an animal’s eye view.  Have someone get onto the floor and look for wires, window treatment cords, and anything else that is hidden from a human’s view, but could be attractive and harmful for a pet. 
• It would be ideal to have a pet-washing area in the mudroom, but if that isn’t possible, think about shelving or a storage cabinet near the door for towels, leashes and outdoor toys. 
• A cat’s litter box should be in a quiet area away from food.  It would be optimal to have one more box than cats. 
• Keep garbage in a container with child-proof lid, as dogs and cats both can figure out how to get into the trash and make a mess, and maybe eat something harmful. 
• Area rugs should be machine-washable and inexpensive, in case you need to throw them away after multiple washing, or too much dirt. 
• Crate-training is best for dogs, but most animals need a space of their own.  Provide a comfy pet bed, toys and food and water in a quiet area of the house. 
• Keeping pets brushed, toenails trimmed, and bedding changed and washed regularly is essential in keeping you from doing a lot of extra cleaning and floor repairs.  A hard surface, scratch-resistant floor is perfect for homes with pets. 
• Smaller pets that require their own habitat have specialized needs: safety from larger pets, child-proof habitat covers, a room with certain temperature and humidity setting. 
• Check with your local municipality to see if you need permits for exotic pets. 

Having a pet of any kind is a big responsibility.  As they become part of the family, make sure you provide the best home, the same as you would for a relative.  When your pets are happy, it just adds to the sweetness that pets bring to life.

Tiny Houses are really super cute and a lot less expensive than traditional size homes but there are a few things you might want to take into consideration before you decide to purchase a tiny house.  There are pros and cons to owing a tiny house and those are listed for you below for your review.

1. Tiny houses  are typically no more than 100 to 500 square feet.  This may work perfect for you and your family if your family is rather small.  If however you have a large family a tiny house may not be the way to go.
2. You can have a tiny house built for $15,000 however if you want that tiny house to have all the bells and whistles you may end up spending in excess of $80 to $100,000. Basically it will be up to you if you want to purchase a tiny house and “bling it out” so to speak or if you would rather take your money and purchase a large home that already has everything you desire.
3. You may need to check with the zoning board in your area to see if a tiny house is allowed before you make a decision. If so, why not give a tiny house a go…if not, you can always put the tiny house on wheels and travel from state to state.
4. If personal space is important to you then you may not want to even consider purchasing a tiny house. If you do decide to purchase a tiny house your lifestyle will change for sure.  If you don’t mind being in close proximity to your family then a tiny house may be just the ticket!
5. A pro to living in a tiny home is that you won’t have very much space to clean.   If you don’t like spending a ton of time cleaning your house, a tiny home may be the place of your dreams!
