How Not To Get Into Trouble When Applying For a Mortgage

Owning a home of your very own is exciting and is the American dream. You should know however that when applying for a mortgage you need to be as honest as possible so that your dreams are not crushed at the last minute. Below are a few tips on what not to say when you are applying for a home mortgage. You may think that a little white lie won’t get you into trouble when applying for a home mortgage but what most people don’t realize is that you will likely get caught in that lie and may end up not getting approved after all.   Also the penalties for such lies can be quite severe such as a 30 year prison sentence and a million dollar fine.

  • If you don’t plan to live in the home in which you are getting a mortgage but rather you plan to rent the property out do NOT apply for a mortgage as your primary residence. Default rates are higher on investment properties than they are on primary residences. Down payments are larger on investment properties as well. These are some of the reasons why folks try to lie about using the mortgage as their primary residence.
  • Lying about how much money you make to get a home mortgage is also a no-no. If you try to lie about your income for the purposes of getting a better home mortgage you are very likely to get caught because your lender is going to verify your income by looking at your w-2’s as well as your tax returns.
  • If you don’t have enough money for the down payment on your new home, you CAN borrow it from a family member or friend but if you do this you need to be sure to have the paperwork that supports the fact that it is a gift that you don’t have to repay otherwise it is considered a loan and the mortgage company will need to know about it. This little white lie may seem harmless but it isn’t and it can get you into trouble with your mortgage lender.

Basically, tell the truth about any and everything your mortgage lender asks you. If you want to have part of the American dream by owning your own home, don’t destroy the dream by lying. Once you get your mortgage and you move into your new home you will be glad you did everything the right way and that you don’t have to worry about anything coming back on you in the future.

The Cost of Co-Signing

It seems fairly innocuous; a friend or family member wants you to co-sign on a loan because they don’t qualify. They assure that they’ll make the payments; they’re quite convincing and very appreciative. You don’t want to disappoint them and after all, it’s not like it’s going to cost you anything…is it?

Think of it this way. They couldn’t get a loan unless you co-sign for them. If they don’t make the payments, the lender is going to look to you to repay the loan plus late and collection fees. The lender may be able to sue you, file a lien on your home or garnish your wages.

And it’s not just money that you could be losing, it could be your credit too. Co-signing a loan is a contingent liability that could affect your debt-to-income ratio and your ability to borrow.

Co-signing is an obligation to repay the debt if the other signer is unable. You could be out the money and unable to recoup the loss because you don’t have control of the asset. The impact on your credit could take years to recover.

Before you obligate yourself, consider all of the ramifications involved in co-signing a loan for someone.

Orlando Mayor Buddy Dyer invites Central Florida residents and visitors to attend Fireworks at the Fountain on Saturday, July 4, 2015 at Lake Eola Park in Downtown Orlando. Attendees are encouraged to arrive early in order to find a great viewing spot. The night will conclude with a patriotic firework display over Lake Eola, which will begin at 9:10 p.m.

Orlando Foreclosure Trends for May 2015

In May, Orlando foreclosure filings were 21% lower than the previous month and 43% lower than the same time last year, according to RealtyTrac.com.

Orlando foreclosures were 0.09% above national statistics, 0.06% below Florida figures, and  0.01% below Orange County numbers in May 2015.

Pre-foreclosures accounted for 16.6% of the foreclosure activity in May,  Auctions were 34.8%, and Bank-owned properties were 48.6%.

In May, the number of bank-owned properties decreased 10.7% from the previous month and 4.8% from the previous year. The number of auctions decreased 40.1% from the previous month and 67.3% from the previous year. Pre-foreclosure activity increased 18.8% from the previous month and dropped 13.6% from the previous year.

Orlando FL Real Estate Market Trends – April 2015

soldDecades ago, it was not uncommon for people to work at the same job for the entirety of their professional career. Similarly, many people kept the same home their whole lives. Those trends, however, have shifted. Today most homeowners buy and sell several homes throughout their lifetime. The reasons to sell one’s home vary—changes in family situations, neighborhood transformations, financial changes, and many others. However, the most popular reasons sellers decided to leave their home for another are quite simple—people moving to new areas and outgrowing their homes. According to the National Association of REALTORS® 2014 Profile of Home Buyers and Sellers, 15 percent of sellers sold their previous home because the place was too small. That number was much higher (30 percent) among first-time sellers. Additionally, another 15 percent sold their last home due to job relocation. Are you considering selling your home?
