Your Home’s Inspection Pass or Fail

 your pre-home sale jobs are finished, you and your Realtor are getting the details ironed out and are ready to start marketing your home for sale.  Now is the time to think ahead to the home inspection after an offer has been made and accepted.  You need to be certain the behind-the-scenes part of your sale is as good as the new flooring and fresh paint on the walls! There technically is no “pass or fail” with the home inspection but doing your own “home” work will keep any surprises at bay. 

  • Pest damage and/or infestation is important to check for, as there are health and structural issues with either situation.  You could be completely unaware that critters are living in your home, so have an extermination service do a thorough inspection and take care of any extra guests you may have stowing away. 
  • Check for leaks turning on each faucet and watching closely under the sink for drips. Inspectors do not like dripping faucets, either.  Do not forget to test each toilet for running water, and clear any clogged or slow drains. 
  • Be on the lookout in tight dark spaces for mold or mildew, especially the attic space and on the underside of the roof. 
  • Outside, look at your roof carefully, taking note of missing shingles or sagging areas. 
  • Call your HVAC to set up a service call to make certain everything is running properly, as any issues will be flagged by an inspector. 
  • Make sure working bulbs are installed in every light fixture.  Inspectors need to make sure the electricity is working and blown light bulbs can throw that off. 
  • Repair cracks in windowsills, as leaky windows do not normally get high points during an inspection. 
  • If there are any cracks on walls, inside or outside, or in your foundation, have them checked out by a foundation expert, and if necessary, taken care of as soon as possible.   

When you are highly motivated to sell, consider hiring an inspector to conduct a pre-listing inspection.  If problems arise, you decide to make the repairs before the sale or offer incentives to prospective buyers with repair credits.  Showing buyers that you have or are willing to make repairs before the sale offers them the peace of mind that they are getting what they pay for when purchasing the property.

Your Home: Tips and Trends for Homeowners, Buyers and Sellers

The attic may be the last place home-owners think about when considering improvement projects. However, there can be  some big benefits from upgrading the insulation in your attic. Most people aren’t attic experts, so here’s some information on insulation upgrades for your home.

1. Determine How Much You Need – The first step when upgrading attic insulation is to figure out how much new material is needed. Many believe their home has enough as is, but insulation tends to compress over time and become less effective. Get accurate measurements of your space so you’re not buying too much or too little. If your attic is finished, con- sider adding an extra layer on top of what’s currently against the roof. For unfinished attics, add layers to what’s currently on the floor.

2. Understand R-Values – When researching attic insulation, you will come across the term “R-value,” which is the ability of a material to resist heat flow. The higher the R-value of  a specific insulation, the more effective it will be for trapping heat. The Department of Energy recommends different R-value insulations depending on the area or climate where you live. Visit energy.gov/energysaver/weatherize/insulation to determine the type of insulation you’ll need for your attic.

3. Big Savings Possible – Utility bills can be a drag on your personal finances, but attic improvements can generate savings for homeowners. The Environmental Protection Agency estimates you can save up to 15% on utility costs by adding new insulation and sealing air leaks in your attic. Also, most homes built before 1960 do not have proper insulation based on modern standards, so your older home may be losing a lot of energy. Modernizing your attic can result in a significant return on your investment.

Creating Efficient Storage Space

One of the biggest complaints from homeowners is that they don’t have enough storage space. While add- ing extra physical rooms may not be an option for most, there are ways to creatively utilize your space.

DeclutteringBefore you start thinking about reorganizing your storage space, first consider whether you absolutely need to keep everything. Decluttering may be the easiest way to open up new areas for more important items. Tackle each of your cur- rent storage spaces individually so you’re not overwhelmed.

No stray itemsTo maximize the space you have, use boxes or containers to efficiently make use of the area. Uniform shapes and sizes will help you determine how these containers stack—think of your storage space like a game of Tetris.

Choose the right products Make sure to think ahead before purchasing any storage containers, racks or shelves for your closets or crawl spaces. Measure your closet and keep these figures with you as you’re shopping online or in stores.

Storage zonesUse the space you have in smart ways by keeping all items you use regularly between your knees and shoulders. Use hard-to-reach areas for items that are for long-term storage. Think vertically instead of horizontally to make your storage spaces more efficient.

Integrating smart home technology into your existing property is a smart move. Upgrading certain features of your home can result in increased efficiencies and cost savings down the line.

Here are a few additions you can consider for your home:

Smart Lock: For those who don’t like carrying around bulky sets of keys, smart locks allow for easy and quick access to your front door or any other room in your home. Many smart locks also track data that indicates when doors are opened and closed, which could be useful for families with children or helping to adjust your daily schedule.

Smart Doorbell: One of the most popular smart home devices, a smart doorbell has a built-in camera for identifying guests or solicitors. Sync your doorbell camera with your phone and you can see who’s visiting even when you’re out and about.

Smart Lighting: Useful in a variety of ways, consider adding smart lighting to your home. You can make your home more energy efficient by turning lights on/off remotely, and you can even set timers for turning on your lights during certain hours of the day while you’re away at work or on vacation, helping to keep your property secure.

Smart Thermostat: Fine tune the temperature in your home with a smart thermostat. These devices can be set to automatically change the temperature throughout the day to make your home more comfortable and energy efficient. Many devices also have temperature- recognizing sensors that can adjust your heating or air conditioning without your having to lift a finger.

Smart Smoke Detector: A great safety tool, a smart smoke detector can help keep you and your family safe by sending alerts to your phone if it detects a fire. They also allow you to “hush” your alarm if it’s simply a burnt piece of toast—You’ll never have to stand below your smoke detector waving a towel to clear smoke again!

How To Make Your Living Spaces Appear Larger!

If the furniture in your living space looks like it’s just stuffed in the room, there are ways to make your space seem larger.  Check out these tips to create more space in your home: 

  • Use mirrors to fool the eye, because they reflect light and images. Hang one larger mirror on the main wall, several small ones, (gallery style), or even an oversized mirror leaned against the wall.   
  • Painting walls a light color automatically opens up the space to the eye, because it reflects light.  Going all one color is a great way to make the room appear larger, too. 
  • Get rid of clutter.  The more you have sitting around–mail, books, work, kids’ school things–the fuller your space looks.  Baskets, files or paper organizing gadgets, decorative storage containers, or furniture pieces that double as storage are the best way to hide necessary things.  Get rid of, (in other words, throw away or recycle), junk mail and unnecessary paper as soon as you look at it. 
  • Draw an imaginary diagonal line across your room and place your furniture at an angle.  You even get a bonus storage area behind anything that covers a corner! 
  • Pieces that are the same color as the walls blend in, making the room appear larger. 
  • Either skip window coverings, or use sheer drapery or curtains and blinds that are the same color as your walls.  If you have to use drapes, hang them either at ceiling height, or just inside the window so the framework is visible. 
  • If you want bookshelves, consider a wall-to-wall, floor-to-ceiling unit.  Draw the eyes horizontally and vertically. 
  • Speaking of bookshelves, the less you have on these open spaces, the roomier it looks.  Cramming every collection, book, or “trinket” just fills up the space in a similar way that clutter does. If you must display sentimental pieces, display a few at the time.  Switching them out on occasion will also give new appreciation for them. 
  • Choose sofas and chairs with exposed legs to allow to light to pass through underneath them.  The more light in your room, the better. 
  • On that note, light is your friend.  If you can’t get more natural light into the space, use a few lamps instead of an overhead light, as it draws the eye to look around the room. 
  • Keep patterns small.  Use a punch or two of larger patterns on pillows or throws, but not too many–remember–less is more. 
  • If you need an area rug, don’t settle for a small rug under the coffee table.  Purchase a rug that extends out from the furniture, as it will draw the eye out. 
  • Create a focal point with framed pieces on one wall, especially behind a sofa, and extend the arrangement to the ceiling, and it will make the space appear taller.  It will also add pop and take away from the room’s size.  
  • Drop-leaf tables or dining tables with the extra leaf removed work best in small areas, and if you need more tabletop space for guests or for workspace, simply add the leaf.

3 Mistakes First-Time Buyers Make (and How to Avoid Them)

There are a few mistakes that many first-time home buyers make. Here are three of the most common mistakes and how you can avoid them when purchasing your first home.

Mistake #1: Assuming your credit is good.

The information in your credit report determines whether you can get a loan — and how much interest you will have to pay – so it pays to be certain your credit reports are accurate.

Check your credit reports for free from all three credit reporting companies — Equifax, Experian, and TransUnion — to make sure everything is correct. If you find errors, contact both the credit reporting company and the information provider (the person, company or organization that provided information about you to a credit reporting company) involved in the errors and ask them to fix the credit report errors.

Mistake #2: Getting pre-qualified, not pre-approved, for a loan.

It’s far better to be pre-approved for a loan than to be pre-qualified. Here’s why…

With pre-qualification, your lender does a preliminary evaluation of your ability to pay for a home and gives an estimate of the mortgage amount they’ll give you. The lender does not verify the information you provide.

Mistake #3: Allowing emotions to influence your decisions.

Buying a home is an investment. It needs to be treated as any other investment. You don’t buy stocks because they are pretty and you shouldn’t pick your home that way either. Make sure the home you buy fits your needs and allows you room to grow over the next few years. As with any sound investment, time is the key to a good return.

How Long Will Your House Last?

What is the life span of a house?  Some houses may survive for hundreds of years, but the individual components that make them up may not.  Parts of the house made of concrete or brick may last a long time, but other things such as appliances may only last ten years or so, regardless of how expensive they were to purchase.

As seen in the graphic, components of the house made with hardy materials such as wood or stone flooring can last 100 years or more.  Other durables that can last a lifetime included natural stone or tile countertops, fiberglass, wood or fire-rated steel exterior doors, copper wiring and most types of insulation.

A study by the  National Association of Home Builders warns that life expectancies of homes will vary and the life span of an individual house’s component will depend greatly on the quality of installation, level of maintenance, weather and climate conditions and intensity of use.

Many homeowners will swap out house components or appliances before necessary due to changing styles and preferences or improvements in newer products.  Eligibility for tax credits or rebates and newer models that are more energy efficient and less costly to use may entice homeowners to replace items before the end of their useful life.

Tax Return Depressing? Owning a Home Could Help | Keeping Current Matters

Many Americans got some depressing news last week; either their tax return was not as large as they had hoped or, in some cases, they were told they owed additional money to either the Federal or State government or both. One way to save on taxes is to own your own home.

According to the Tax Policy Center’s Briefing Book -“A citizen’s guide to the fascinating (though often complex) elements of the federal Tax System” – there are several tax advantages to homeownership.

Here are four items, and a quote on each, from the Briefing Book:

1. Mortgage Interest Deduction

“Homeowners who itemize deductions may reduce their taxable income by deducting any interest paid on a home mortgage. The deduction is limited to interest paid on up to $1 million of debt incurred to purchase or substantially rehabilitate a home. Homeowners also may deduct interest paid on up to $100,000 of home equity debt, regardless of how they use the borrowed funds. Taxpayers who do not own their home have no comparable ability to deduct interest paid on debt incurred to purchase goods and services.”

2. Property Tax Deduction

“Homeowners who itemize deductions may also reduce their taxable income by deducting property taxes they pay on their homes.”

3. Imputed Rent

“Buying a home is an investment, part of the returns from which is the opportunity to live in the home rent-free. Unlike returns from other investments, the return on homeownership—what economists call “imputed rent”—is excluded from taxable income. In contrast, landlords must count as income the rent they receive, and renters may not deduct the rent they pay. A homeowner is effectively both landlord and renter, but the tax code treats homeowners the same as renters while ignoring their simultaneous role as their own landlords.”

4. Profits from Home Sales

“Taxpayers who sell assets must generally pay capital gains tax on any profits made on the sale. But homeowners may exclude from taxable income up to $250,000 ($500,000 for joint filers) of capital gains on the sale of their home if they satisfy certain criteria: they must have maintained the home as their principal residence in two out of the preceding five years, and they generally may not have claimed the capital gains exclusion for the sale of another home during the previous two years.”

Bottom Line

We are not suggesting that you purchase a house just to save on your taxes. However, if you have been on the fence as to whether 2017 is the year you should become a homeowner, this information might help with that decision.

How to Make a Man Cave When There is No Room

It seems these days that everyone is adding a room called a man cave to their homes.  But what if you don’t have enough room for a man cave?  What are you suppose to do then?  Below are a few ideas on how to make yourself a man cave even if you don’t have much space to do so.

  1. If you don’t have the space for a regular sized man cave, such as a basement, why not use a walk in closet for the same purpose?  Walk in closets can easily be made into a man cave by gutting them of their contents and adding lots of manly items. Just don’t forget a small television and chair to accommodate the man of your house!
  2. Another innovative way to make a man cave is to close off one half of your garage. If your man doesn’t mind giving up his parking space inside of the garage, let him know that he can have his man cave in that spot.  You can separate the space with a creative partition or call in the pros to create a custom finished room in the garage space.
  3. If you happen to have a house that has more bedrooms that you actually need, why not make one of them a man cave?
  4. Another way to make a man cave in your home when you don’t really have the space to do so is to improvise into creating a blended space in a shared room of the house. Spice up part of your living or family room with the man cave necessities. Your man may not like this option as much as some of the others but if he is desperate for a man cave, you can create a nice space for him just about anywhere in the house.

These ideas should help to get you started thinking in the right direction about how to make a man cave for your man even if the space just simply isn’t available to build a full sized one.  Let’s face it girls, men are not that hard to please, so do your best and it is likely he will be happy.

How to Clean Your Grill

Spring is here and that means that summer is right around the corner!  Summertime brings with it many things but one of the awesome things about summer is that it means many meal prep times will move from inside of the kitchen to outside on the grill!  Yum!  You will have to do your part to get your grill ready for all the outdoor cooking that is about to begin!  Below are a few ideas on how best to clean your grill for the upcoming season!

  1.  The first place to start when beginning to clean your grill is to clean the grates.  These can get quite dirty during the outdoor cooking season.  If you were smart when the last season ended you cleaned them and wiped them down with cooking oil, however if you didn’t, there is still hope. One good and easy way to clean your dirty grill grates is to place them into your self-cleaning oven and let it do the work for you.  Another way to get your grill grates clean is to simply put them in the dishwasher.
  2. Clean the burner tubes by simply brushing them and wiping them clean.   Be sure not to use any metal brushes as these have been deemed unsafe if the metal pieces come off and get into your food.
  3. Clean the grease collection tray by scrubbing it with a clean damp cloth.
  4. If you happen to have a charcoal grill, your cleaning process will be a bit simpler than with a gas grill.  Scrub the grill with a nylon brush and then clean the grates and that is it!  If you have old charcoal simply throw it out and buy some new for the season.

These are just a few ideas on how to clean your grill to get it ready for the upcoming outdoor cooking season.  The best way to clean your grill is honestly just to clean as you go. If you do your part to clean up after yourself after each and every meal you will have a much easier time when it comes time to get the grill out again for the next season.  If you don’t do your part to clean as you go, at least now you have a few ideas on how to get rid of the grit and grime easily.
