Invest Your Tax Refund in Your Home

If you’re planning on doing some homework with your tax refund, here are a few suggestions on how best to spend that money… 

$1,000 or Less 

  • Add or improve your front walkway.  Whether you plan on putting your home on the market soon or not, a new walkway will improve the curb appeal.  
  • Replacing the front door is an expensive job, but you can create a whole new look for the front exterior of your home just by having a new front entranceway. 
  • Install new light fixtures, especially if you’re tired of the builders-grade fixtures. If you shop smart, you can get stylish new flush-mount lights for every room. 
  • Do a minor bathroom renovation:  replace the toilet, faucets, and lights, and give the tub/shower a makeover with a refinishing kit. 
  • Paint the kitchen cabinets, replace the hardware, and add a tile backsplash. You won’t believe what a difference those three minor renos will make! 
  • Upgrade one appliance kitchen appliance.  

$1,000-$2,000 

  • Any repairs that you’ve put off because of cost should be done before any improvements to renovating is done. Protecting your investment is more important than new bathroom tile. 
  • If your front lawn is a black canvas, hire a landscape designer to create some improvements.  
  • Have your “popcorn” ceilings removed by a pro and add new crown molding.  
  • Tankless water heaters, whether you choose whole-house or single-point, are worth the investment as you’ll see a difference in your electric bills. 
  • If you’re handy, you can take on a DIY job and save money: paint your home’s exterior, install new flooring, add wainscoting, or install kitchen countertops.

Home Projects by Season

Thinking about doing some home improvements?  Whether it’s a kitchen or bathroom remodel, a whole-house painting, or floor refinishing, there’s a time of year when these jobs are easier to get completed, mainly because of how the weather affects not only c
onstruction, but the quality of the finished product as well.  Find the project you’re considering, and see when it’ll be the right time to get to work:  

Additions, because of needing a new foundation, could be started in late Winter/early Spring when the ground is still cold and more compact.  It makes for better digging and concrete pouring and setup. 

Exterior door replacement would be convenient any time except Winter, just in case there are any issues and the doors aren’t a quick switch. 

Exterior painting, for many reasons, is a better idea in early to late Summer, when temperatures are above fifty degrees. 

HVAC work, in non-emergency situations, should be done in the off seasons–new heater in warm months, air conditioning before it’s sweltering outside. 

Interior remodeling like kitchen and bathroom redo’s, can be done practically any time.  The main thing to keep in mind here is warm months are busier for contractors, and that can mean a job done in a hurry, or higher prices. 

Outdoor projects, even though a popular time for construction is the warmer months, should be started in late Winter, simply because you want to be able to spend your Summer enjoying your new outdoor space! 

Refinishing hardwoods is probably best completed during the times of year when humidity is low for the best finish, and so windows can be opened to allow air circulation to help get rid of any associated odors. 

Roofing, believe it or not, may get better results in hot months of the year, as the most common materials used will need warm temps for the best performance. 

Window repair/replacement is managed well during warm months or when frequent rain isn’t a factor. 

Keep in mind that Spring and Summer are busiest time for contractors.  If you are hiring your job out, the process should be started long enough in advance that you don’t have to be put on a wait list.  On that same note, during slower months, a contractor may give you a deal on the work, because there aren’t other jobs to be done, and you get their full attention!  Planning is key for a smooth finish on any project, any time of year.

Getting the Best Home Inspection in Orlando, FL

Whether your offer on an older home has been accepted, or you’re buying brand-new construction, it’s highly recommended that you have the house inspected.  Yes, it’s an added expense to the home-buying process, but it could save you money and heartache in the end.  Get the most out of the inspection by following these tips: 

  • Ask your RealtorⓇ for a list of qualified inspectors in the area.  Be sure to check reviews, and ask other recent home buyers for recommendations. 
  • Call at least three different inspectors for price, experience, and whether your state requires a license and bonding or not, ask about these anyway.  A top certification they could have is one by ASHI (American Society of Home Inspectors). 
  • Once you choose an inspector, choose a date for the inspection when you can accompany them.  If they have a problem with you being there, find another inspector. 
  • Ask the seller if you can go in the house on your own before the official inspection to get an idea of the condition of the property for your own satisfaction.  Popular Mechanics offers a thorough list of things to look for in your new prospective home. 
  • While you’re in the house, look for cosmetic things like paint and patching that could be covering bigger issues. 
  • The inspector will have a process of their own, complete with checklist, but make one for yourself so you can have a record of your own for issues they show you as you walk through the house. 
  • Don’t be afraid to ask questions during the inspection–a reputable inspector welcomes questions, plus, you’re paying them for their knowledge.  Getting answers before you get their final report will help you understand it better. 
  • If you’re not quite sure of how to change the hot water heater temperature, how to work the circuit breaker box, or where the water shut-off is, the inspector can help you become more familiar and knowledgeable about the house.  Use your smartphone to take photos and video as they give you a how-to lesson, so you’ll have it in case you need it. 

Once you get your report, go over it carefully.  If there are major repairs that need to be made, ask the seller to make the repairs or offer you a credit or reduction in selling price.  Being as knowledgeable as you can be during this process can mean more money saved.  Just be sure to hire a good inspector, and stay involved in the process.

Seven Easy Home Repairs in Orlando, FL

Most homeowners are doing what they can to pinch pennies, and when something goes wrong, the thoughts of calling a repair service can send us into a tailspin for fear of a hefty bill.  Some fixes are simple enough that anyone can DIY them with a little knowledge and supplies; here are seven of them: 

  • Toilet bowl leaks can really add up on your water bill.  There are two common things that cause them:  a leaky flapper, or the fill valve needs replacing.   For less than $20, you can replace either of them.  To get started, check out this information from Today’s Homeowner to test where your leak is and go from there.  The internet is chock full of videos and how-to articles for either fix. 
  • Your beautiful just-refinished wood floors are squeaking, and unless you’re using the noise as a burglar alarm, you can get rid of it with talcum powder.  First, make certain that the squeaking isn’t because of a loose board.  If that’s the case, replace the nails or floor staples.  Still squeaking?  Sprinkle talcum powder over the seams, and rub it in with your fingers or a thin plastic card. Walk over the area, and listen for the noise, and apply more powder if necessary. 
  • It’s laundry day, and you’ve just thrown a load into the dryer, and the drum suddenly stops turning.  The drum belt is easy and inexpensive to replace, thanks to this guide and video from Sears, and no appliance repair service needs to be called!  
  • Replacing light bulbs is easy, right?  What happens if you accidentally break the bulb off at the socket?  Go to the pantry, grab a potato, and cut it in half.  After turning the electricity off at the breaker box, carefully push the sliced side of the potato onto the bulb socket, and once it has a grip, unscrew and remove the broken piece from the fixture.   
  • Your cabinets look great, but you’re having a hard time keeping them closed.  For a few dollars each, you can purchase magnet catches, and install them in no time. 
  • Every now and then, something bumps into the drywall hard enough to create a hole.  No need for a drywall expert to come in for this job.  Lowe’s shows us how to patch the hole, and spend much less than the cost of a repair bill. 
  • Doorknobs take a lot of abuse and eventually need replacing, or maybe you just want to upgrade your door hardware.  Buildipedia offers this how-to video for this simple project–no locksmith required! 

Chances are you take great pride in your home, and want a professional to take care of some things for you.  Sometimes, though, a simple job can be taken care of on your own, so grab your toolbelt, and get to work!  Your wallet will thank you!

Simple Kitchen Fixes

Whether you are planning on selling your home or just want to spruce it up a bit, the kitchen is the main attraction and heart of your home.  You don’t have to do an expensive remodel to improve the space! Here are a few tips to get your kitchen looking great and up-to-date. 

  • Cabinets are on prominent display in your kitchen, and should look great.  Clean them up and give them a coat of primer and paint.  White, as well as neutrals like grey or taupe, gives a clean look and brightens up the space, and all work well with pops of color around the kitchen. Darker colors work best in large kitchens, and bright colors can be the star against neutral wall colors and decor. Click here for more cabinet painting tips from HGTV. 
  • Refurbish with new cabinet doors.  This can be a little more expensive, but not as costly as replacing all of the cabinetry. You can even ditch the doors and use open shelving for a modern, clean feel. 
  • Change out the hardware on drawers and cabinets.  Have an idea of what you want before you go to a home store to purchase the pieces, because there are so many choices available.  Classic styles are best if you plan on putting your home on the market. 
  • Not only would it protect walls from liquids and grease, but adding a tile backsplash gives a whole new look to your kitchen. Thanks to advances made in peel-and-stick technology, double adhesive mats are strong enough for tile, and you can do this yourself with very little tile installation knowledge. This video from Ask This Old House shows step-by-step how to use this improved material and save time and money while updating your kitchen. 
  • Give your sink a makeover simply by replacing the faucet and the handles. 
  • Countertops dated and unattractive? Replacing them doesn’t have to be a big expense; some laminates look like the real thing and cost much less.  Styles include look-alike marble and faux granite.   
  • Add a dash of style to cabinets with glass doors by papering the inside of the cabinet. Con-Tact© paper or any self-adhesive shelf liner is perfect for this small project.  Amazon carries many designs to choose from.  
  • Installing a new light fixture can make a big difference in your kitchen, and doesn’t have to break the bank.  Look in thrift stores, consignment shops, or yard sales, and give an old fixture a facelift with some spray paint! If you’re unsure about installation, call an electrician or handy person to change the old to the new. 

If you decide to make just one change, or several, make a budget, stick to it, and stretch the makeover out over a few months so you don’t overspend.  For potential buyers to come in and see a clean, new-looking kitchen, or simply having your family and friends spend more time in the refurbished space, a simple update can make a big impact.
