Should You Refinance Your Home

When interest rates drop, many who are still paying a mortgage start thinking about refinancing their home. Other reasons why they choose to refinance; the desire to change to a fixed rate, debt consolidation, or hoping to lower their monthly payments. Whi
le all of these are good, sound reasons to refinance, they all have pros and cons.  

  • Lowering your interest rate can save money. It will not save much if you’ve already been paying on your home for several years, however, especially if you refinance with a 30-year mortgage. Investopedia says that going for the new rate is a good idea if you can reduce your rate by 2%. 
  • When credit card debt is included in a debt consolidation refinance, homeowners risk losing their home for unsecured debt if they cannot keep up the payments. Credit counseling would be a better step to take first if you are considering debt consolidation to pay off credit cards. 
  • Refinancing to lower your monthly payment sounds great until you realize that a lower payment only comes with a longer pay-back term and paying more interest in the end. 
  • Let’s say you’re making more money and would like to shorten the term of your mortgage by having a higher monthly payment. Nerdwallet suggests that you ask yourself a few questions, then decide if you should refinance or just pay more on your current loan every month. 
  • Has your credit score gone up? If so, find out if you can get a better interest rate as a result. Again, be sure you’ll be saving money in the end before you sign the dotted line. 
  • You can turn your home’s equity into cash with a cash-out refinance, and if the money is needed for some home improvements or investing, it may be a better way to get the cash. The drawback comes in when the return on investment doesn’t work out, and the equity in the home is lost. 

Closely examining your reasons and goals for refinancing will help you make this decision. Don’t forget to factor in closing costs and other refinancing fees. These can add up, just like when the house was first purchased, and may not be much of a savings at all when it’s all said and done.

Waiting Period After Distressed Sale for Orlando, FL

Don’t Pat Yourself on the Back Just Yet

You’ve got $500,000 in liquid assets for your retirement and you’re still 15 years away. All your bills are paid; you have a small mortgage on your home; cars are paid for and great credit. Don’t break your arm patting yourself on the back yet.31001231_s.jpg

People think more about what they’re going to do when they retire than whether they’ll have the funds to do them. Ask anyone who has retired, it takes more money than you thought it did. Let’s look at a hypothetical situation.

To retire with $125,000 income in today’s dollars with a life expectancy of 25 years after retirement, you’ll need to have a net worth of $1.5 million at retirement including what Social Security may provide. Your $500,000 will grow to $1,045,420 in 15 years which will leave you about a half million short. You’ll need to save $24,149 each year for the next 15 years to reach your goal.

Is this surprising? Did you imagine that this example would be that far from its goal? It might seem staggering to save $24,000 each year but there is another way…investing in rentals.

FHA is a Good Option

FHA insured mortgages serve a sector of the market that is not necessarily being met by other loan programs.

Securing an 80% conventional mortgage that doesn’t require mortgage insurance may be the lowest cost of financing but if the buyer doesn’t have 20% down payment, it isn’t really an option.42257772-250.jpg

Securing a 100% VA loan doesn’t require a down payment or mortgage insurance but if the buyer isn’t a veteran with his/her eligibility intact, it isn’t an option either.

There are conventional loan programs with as little as 3% down payment but they not only require mortgage insurance, they also require a credit score of 740 or above which may eliminate some buyers.

For these reasons, FHA is a viable alternative to about 20% of new and existing home sales. The Federal backing of these mortgages makes it easier for first-time and low-income buyers to qualify because the requirements are not as demanding. They’re even more lenient towards buyers who have previously experienced bankruptcy, foreclosure or a short sale.

General FHA loan requirements include:

  • The loan is for primary residences only but can include two, three or four units.
  • The property must be appraised by an FHA-approved appraiser.
  • The property must be safe, sound and secure, in compliance with minimum property standards as defined by the U.S. Department of Housing and Urban Development.
  • The borrower must be a legal resident of the U.S. and have a valid Social Security number.
  • The minimum credit score of 580 with a down payment of at least 3.5 percent, or a minimum credit score of 500 with a down payment of at least 10 percent.
  • The borrower may not have delinquent federal debt or judgments, or debt associated with past FHA loans.
  • The borrower must have steady employment history.
  • Documentation is required if the down payment was gifted by a family member.
  • The borrower must have a debt-to-income not exceed limits of 31% for front-end and 43% back-end ratio (some exceptions may apply).
  • Any judgments or collections on the credit report must be resolved or satisfactorily explained.

Buyer’s mortgage pre-approval is good for everyone in the transaction. It saves time, money and removes the uncertainty of knowing whether the buyer will be qualified after negotiating a contract. The direct benefits include:

The Fed Raised Rates: What Does that Mean for Housing? | Keeping Current Matters

You may have heard that the Federal Reserve raised rates last week… But what does that mean if you are looking to buy a home in the near future?

Many in the housing industry have predicted that the Federal Open Market Committee (FOMC), the policy-making arm of the Federal Reserve, would vote to raise the federal fund’s target rate at their December meeting. For only the second time in a decade, this is exactly what happened.

There were many factors that contributed to the 0.25 point increase (from 0.50 to 0.75), but many are pointing to the latest jobs report and low unemployment rate (4.6%) as the main reason.

Tim Manni, Mortgage Expert at Nerd Wallet, had this to say,

“Homebuyers shouldn’t be particularly concerned with [last week’s] Fed move. Even with rates hovering over 4 percent, they’re still historically low. Most market observers are expecting a gradual rise in home loan rates in the near term, anticipating mortgage rates to stay under 5 percent through 2017.”

Bottom Line

Only time will tell what the long-term impact of the rate hike will be, but in the short term, there should be no reason for alarm.

Tips To Avoid A Reverse Mortgage Nightmare

Many times folks hear about a reverse mortgage on the television and they think it sounds like the best thing since sliced bread.  There are a few things you need to know about reverse mortgages before you decide to move forward with one and below we have listed a few tips on how to avoid a reverse mortgage nightmare.

  1. One way to avoid even thinking about doing a reverse mortgage  is to not wait until you simply don’t have any other option.  Do not go into something like a reverse mortgage without counseling with a HUD-certified housing counselor.  If you make huge decisions such as getting involved with a reverse mortgage during a time of financial stress, you will likely end up worse off than you started.
  2. Another tip for avoiding a reverse mortgage nightmare is to search around for all that is offered. You don’t have to settle for a reverse mortgage just because you think it’s the only thing you can do.  Talk to a financial counselor and find out what all of your options might be and then make an informed decision based off of the facts and not just what you think the facts might be.
  3. If the lender you have chosen to move forward with suddenly starts telling you that your home needs a ton of repairs, be sure to find a new lender as quickly as possible. HUD insures over 95% of reverse mortgages and they only require that the home be safe and functional.  Any small issues that your home might have shouldn’t even come into play during a reverse mortgage consultation.
  4. If you feel pressured at all to sign on the dotted line to receive a reverse mortgage, do your part and do not sign the papers. You don’t want to end up in a reverse mortgage nightmare just because you felt like you were being pressured into signing the papers.  Again, get up and leave the room if you feel any kind of pressure to sign on the dotted line for a reverse mortgage.
  5. Be sure to show up for the closing if you do decide to do a reverse mortgage. If you are not present things may go astray and you might end up with a raw deal in the end.

These are just a few tips to avoiding a reverse mortgage nightmare.  Do your part to pay close attention to detail so that you don’t end up living in the middle of a real nightmare.

Finding the Best Mortgage

As rates are inching up but still very affordable, buyers should remember that there is an alternative to a fixed rate mortgage that can provide the lowest cost of housing for the homeowners who understand the parameters.

A $300,000 fixed-rate mortgage at 4% has a principal and interest payment of $1,432.25 per month for the entire 30 year term. A 5/1 adjustable mortgage at 3% has a $167.43 lower payment for the first five years and then, can adjust, up or down, based on a predetermined index.

Another interesting fact is that the unpaid balance on the ARM at the end of the first five years is $4,624 lower than the fixed-rate mortgage. The total savings in the first five years on the ARM is $14,669.00.

Adjustable rate mortgages are not the right choice for everyone but buyers should at least consider the options based on their individual situation. It could be an obvious choice for a buyer who is only going to be in the home for five years or less.
