When you have pets and you are trying to sell your home there are a few ways that you can avoid your pets ruining your home sale.   Many times folks love animals but that doesn’t mean they want to see evidence of your pets in your home when they are trying to envision themselves living there.  Below are a few ideas on how to not let your pets ruin your home sale.

  1. Vacuuming your home is a great idea before you have someone tour your home for a showing but it is essential if you have pets.  Pet hair and tufts of fur can find their way into your guest’s noses and faces if you aren’t careful and that is not going to be good for your potential sale.  If you have someone who happens to sit on your furniture during their home tour you don’t want pet hair to get all over them.  A good way to insure that this doesn’t happen is to run a damp sponge over the furniture before they arrive.
  2. As you already know pets are bad about leaving little surprises for you on your floors especially if you are gone during the day. Pet stains are not a welcomed sight to anyone that might be interested in buying your home.  Think about it, would you want to see someone else’s pet mess when touring a home?   I think not.  Do your best to remove any types of these stains before your potential buyers come to tour your home even if you have to spend some money to get things cleaned and stains removed by professionals.
  3. Pet odor is another thing that can ruin a potential home sale.   You are likely use to the way your pet smells and may not even be aware that they have an odor but they do.  Those folks who may come to tour your home will likely be able to smell it as soon as they enter the house.  Spraying odor neutralizing sprays can help with pet odor as well as perhaps having just baked some cookies for your guest to enjoy.  Whatever you have to do to get rid of the odor is what you need to do.
  4. If your pet has a bed in your home it is best to stick it in the closet or to remove it from the home before your home tour begins.

These are just a few ideas on how to not let your pet or pets ruin your potential home sale.  Hopefully they will get you thinking in the right direction so that you may be more able to walk away with an offer.

Up-front Points to Lower the Rate

When loans are quoted by lenders, most buyers pay attention to the interest rate but not so much to the points that may be charged along with the rate.19269905-250.jpg

A point is one-percent of the mortgage amount and considered pre-paid interest that affects the yield on the loan. Buyers or sellers can pay points but there can be limits based on underwriting guidelines for different types of loans.

A lower note-rate would obviously make the payments less. However, with a little analysis, you can determine how much points paid up-front can save a borrower or whether you’ll recapture the additional costs in the anticipated time in the home.

In the example below, two choices are compared; a 4.25% loan with no points vs. a 4.00% loan with one point. If the buyer stays in the home at least 69 months, he will recover the $2,700 cost for the point on the lower interest rate.

If the purchaser stays ten years, he’ll save two thousand dollars over the cost of the point. A less obvious advantage will be realized because the unpaid balance on the lower interest rate loan will results in an additional $1,780 savings.

Tips for Working through the Moving Blues

Moving into a new home can be a very exciting time in the lives of all of those involved.  Moving can also however be a time of sadness and or a feeling of displacement.   Both feelings of sadness and happiness are quite normal when it comes to moving.  Most folks likely don’t ever think they will feel sad when they move into a new home and are many times quite surprised by the feeling when it creeps up on them.  There are a few ideas listed below for you to help you make it through your feelings of sadness and blues during your next move.

  1. Be sure to plan some road trips back home before you move away from your loved ones.  Planning ahead to spend quality time with those whom you are moving away from can give you the sense of comfort  that you might not otherwise have.
  2. Many times when you move into a new home you think it is going to be so much better than your old house, especially if it is bigger and brand new. However, many times when you move from a small old cozy house into a large new house it can seem cold and sad.  Be sure to decorate your new home as quickly as possible once you move in.  Use your old decorations mixed with some new ones to keep those feelings of sadness at bay.
  3. If you have just moved to a new area and you want to feel connected to those who live around you, do your best to get out and make friends with your neighbors as soon as you can. Perhaps they can show you the local hot spots so that you can connect with even more people.  The more connected you become the less likely you will suffer from the moving blues.
  4. If you moved for your job, do your best to make friends with your new co-workers and let them know how you are feeling. You may find a few friends that are going through a similar situation as your own that you can connect with.
  5. If you have left family and friends behind, take advantage of your smart phone and or computer and video chat on a regular basis so that you stay connected.

These are just a few ideas on how to keep the blues away  when moving.  Keep in mind that sadness can hit you whether you are moving far away or just the next town over.  Change is hard, but these tips should help to make your transition a bit easier.

Items to Throw Out Before You Move

Although moving from an old house into a new house can be an exciting time it can also be a very stressful time for those folks who don’t like to throw anything out.  Don’t worry you can keep most of your items but there are a few that should most definitely be thrown out before you move and those are listed for you below.

  1.  If you have a lot of old towels and rags lying around your house, whether you use them or not, you might want to get rid of those before you move  into another home.  These types of things can carry bacteria on them and you don’t want to start out in your new place with dirty items when you can purchase new ones once you arrive.
  2. Make-up is good to have but it does have a shelf life and once that has passed it isn’t really good to keep it around.  Avoid the compulsion to throw all of your old makeup into a box and take it with you.  Although you might perhaps use it once or twice there really is no need for it because it won’t look as nice as a new pallet of makeup.
  3. Soaps, deodorants, nail polish,  and sunscreen maybe things you use on a regular basis but you really don’t need to take up space in your moving boxes for these types of items.  These things don’t cost a lot of money and can easily be purchased anywhere.
  4. Once you start packing and you find a ton of USB cables, realize that you don’t need them all and get rid of a few of them.   You may have a friend in need of a USB cable that you can bless with one or two.
  5. Don’t pack paperwork unless it is absolutely necessary.  Of course you will have to keep important contracts and tax information but most of the paperwork you’ve collected over the years is likely now obsolete and can be thrown out before you head out.
  6. Last but not least, go ahead and let go of all of the clothes you can no longer fit into.  Donating these types of items can many times be a big blessing to others.

These are just a few ideas of things you might want to get rid of before you move.  By doing this you will avoid having to unpack all sorts of unnecessary items and will save yourself a ton of time in the process.

The National Association of Realtors (NAR) recently reported that the inventory of homes for sale stands at a 3.8-month supply. This is considerably lower than the 6-month supply necessary for a normal market.

Tips for Keeping Your House Ready To Show at Any Time

So you have your house on the market and you are eager and ready to sell it as quickly as possible?  Here are a few tips for keeping your house ready to show at any given moment throughout the day or night.

  1. If you are a busy working person in society it is likely that you don’t have time to keep your house spic and span twenty four seven.  However you CAN make the house look as if it is clean all the time by simply getting rid of some of the clutter.  Two of the main rooms you should concentrate on to accomplish this are the bathrooms and the kitchen.  Make sure that all counter space is clean and free from any clutter in each of these rooms.  Also a good way to make the kitchen look less cluttered is to take any and all items you have posted on your refrigerator off while you are trying to sell your home.
  2. Another way to keep your house ready to show at any time is to clean eye catchers first.  Items you should clean first are such things as the ceiling fans, floors, countertops, stovetops, ovens, trash cans and bathroom fixtures.  These places can get dirty quickly and will be noticed by folks who come to tour your home so make sure they are clean at all times.
  3. Do a few extra things like adding a touch of color to each room with pillows to make the space pop. Also if there are any beds left unmade or any areas of the house that need a quick pick me up do your part to make that happen on a daily basis before you head out the door.
  4. Another tip for keeping your house ready to show at anytime  might be to use an essential oil diffuser in the main room of the house so that it always smells fresh and clean.

These are just a few tips for keeping your house ready to show at any time of the day or night.  You never know when you might get a call to show your house at the last minute and by doing these simple things you will always be ready.  This doesn’t mean you will be guaranteed an offer by any means but it does mean that your chances may be greater!
