The holidays are arguably the most festive time of the year. And for many people, part of that festiveness is plenty of festive, holiday-themed decorations. But if you’re selling your home, going too over-the-top with your decorations can put off potential buyers.

So, the question is, can you decorate your home for the holidays without hurting your home sale?

An article from realtor.com outlined the rules you need to follow if you want to get into the holiday spirit with your decorations without derailing your home sale, including:

  • Avoid personalized decorations. If you want to sell your home, potential buyers need to be able to picture themselves in the space. But if your home is plastered with personalized holiday decorations, it’s going to be nearly impossible to do that—so while you might love your personalized Christmas stockings or your array of holiday cards from friends and family, keep them packed away until your home is sold.
  • Go classic. Classic, elegant holiday decorations are always going to have a wider appeal to buyers than more kitschy, over-the-top decor.
  • Look to your neighbors. Your buyers are looking at your neighborhood just as much as they’re looking at your home—so when it comes to holiday decor, look to your neighbors for inspiration. If every home on your block is decked out for the holidays, you don’t want to skip decorating altogether—and, on the flip side, if your neighbors all opted out of holiday decorations, your don’t want to deck your home in bright lights and an avalanche of “Happy Holidays”-inspired decor.

Bottom line? It is possible to sell your home and decorate it for the holidays—as long as you decorate with potential buyers (and your home sale) in mind.

When it comes time to sell your home, you obviously want it looking its best so that prospective buyers will fall in love with it. This may lead to you consider touching up or remodeling parts of your home to make the best possible impression. If you’re trying to figure out the best parts of the home to give special attention to, there are a few places that buyers are more likely to pay attention to than others. Chief among these are the kitchen, the bathrooms and decks.

Considering the Kitchen

A lot of work goes on in the kitchen, so it makes sense that homebuyers want to make sure that the kitchen meets their needs. If your kitchen is dirty, cramped or outdated, that could raise a few red flags. Most potential buyers are looking for a big, open kitchen with modern appliances and usually a few key features like a dishwasher or kitchen island.

Obviously, your home doesn’t need to have all of these things to sell, and it may not even be realistic for you to make those sort of upgrades. Still, it’s possible to find a balance between a small, cramped kitchen and a potential buyer’s dream kitchen. Because of this, there’s always a wow factor involved when a potential buyer sees a nice bathroom. This can be a combination of new and nice-looking fixtures as well as cleanliness, lack of obvious mildew or water damage, layout and things like adequate lighting and sufficient mirrors. Most bathrooms only have a limited amount of space to work with, but you’d be surprised how much of a difference you can make with a few tweaks and upgrades.

Enjoying the Deck

Not every home has a deck, but those that do always get oohs and aahs from potential buyers. A lot of homeowners want to be able to enjoy their time outside of their home, and having a deck can make this a lot easier since you can set up tables, chairs, a grill or anything else in a secure and flat area outdoors.

This isn’t to say that you have to build a deck to sell your house, though some sellers actually do make significant changes to landscaping and outdoor areas to spruce things up. If you already have a deck, take the time to make sure it’s recently painted or stained and is otherwise in good condition. A deck can make a big impression, but an ugly or damaged deck can make the wrong sort of impression on your potential buyer.

Sprucing Up the Whole Home

Obviously, there are other parts of the home that you can make changes or updates to if you’re getting ready to sell your home. General repairs, remodels or upgrades can interest potential buyers regardless of where they occur. But take care of any obvious damage, and then focus on the kitchen, bathrooms and decks, before you work on any other big areas.

What Can Hurt Your Home Sale

House hunters have many expectations when they are
 looking for a new home. Most sellers usually have made themselves at home, and love many aspects about it, but not all buyers would agree. Do not hurt your home’s sale with these: 

  • Nothing shouts “Don’t buy me!” more than an unkempt yard!  If nothing else, keep the grass cut and weeds and shrubbery trimmed. Put a bit more effort into it, and put down fresh mulch in the flowerbeds, and add a pot of flowers to the top step. 
  • No one wants to walk into a house with plastic storage containers stacked up in each room “hiding” the seller’s clutter. When you declutter, get rid of things, or put them in storage if you cannot part with them. Your rooms will appear larger without a lot of stuff in them. 
  • Touring a house that has a grimy stove or mildewed bathtub caulking is a huge turn-off:  no one wants to move into a dirty home. If you cannot find the time to clean the house spotless, hire a professional to do it. 
  • Natural light is important to most home buyers, so window treatments that block light need to come down, cleaned, and stored for moving. Add sheers, blinds you can open, or pull the shades up completely when you know the house is being shown. 
  • Items such as rodent traps or insect baits, should not even be an option for you. If you know you have mice or insects in your home, have them exterminated before you put a sign in your yard.  
  • Wall-to-wall carpeting is not as appealing to buyers today as it was in the past. If you can afford it, remove carpeting that is hiding hardwoods and spruce them up. No hardwood? Have the carpets professionally cleaned, and if you really need to sell, offer a new carpet credit to buyers. 
  • When you know about a problem and don’t bother to make repairs–think dripping faucets or cracked windows–buyers will not be impressed with your house, and if they’re remotely interested, offers won’t be close to your asking price. 
  • Any unpleasant odors will put off most people, and homebuyers will wrinkle their noses as soon as they walk in. Cleaning is important to remove dirt, but you need to clean for odors, too. Follow these tips from realtor.com® for removing any funky smells from your home. 

The impression your house makes on potential buyers largely depends on you. Salespeople of all kinds must make a pitch to draw the buyer in, then grab and keep their attention. Your Pre-Listing Checklist

When it comes time to list your home, you’ll want to come up with a list of small repairs and other tweaks that you can do to try and get the most out of your property. If you don’t make a list, you might miss things that could bring down what potential buyers are willing to pay for your home. While there might be a lot of things to consider depending on the specifics of your home, here are some items that you should definitely double check before putting up a listing for your property.

The Paint

How do the walls in your home look? If it’s been a few years since they’ve seen a coat of paint you should probably consider giving them a fresh coat. This is especially true if previous work was done in a hurry or has obvious spots where patches were done and covered up with newer paint. A sloppy or mismatched paint job will turn off a lot of potential buyers since they’ll likely see it as a task they’ll need to undertake as soon as they buy the house.

Roofing and Siding

While you’re considering things that might be a big red flag for possible buyers, step outside and take a look at the siding, brickwork and roof. Even if you only have a few problems out there, to someone looking at the house, that could raise questions about leaks, insects and other issues the buyers might face in the future. If you want to get the most out of your home, then it’s worth replacing broken shingles or fixing bits of damage or discoloration on your home’s exterior.

Faucets and Plumbing

Leaks, drips and other plumbing issues are pretty common, and it’s easy to get used to them over time. If someone is shopping for a new home, however, a notable drip from a faucet or evidence of a leak can be big warning signs. Nobody wants to pay full price for a home if they might be facing water damage in the near future, so taking care of any drips or leaks, as well as stains that they might have caused, is a great move to make before you list.

General Landscaping

Sometimes it’s tempting to not worry too much about the landscaping when listing your home. If the landscaping has obviously been ignored, though, it may leave potential buyers wondering what else hasn’t been taken care of. Even if you just spend a little time trimming up the shrubs and eliminating some unsightly weeds, you can make a big difference on the first impression made to someone considering a purchase.

Clutter and Trash

Just as with landscaping, having clutter or other trash around can make a really bad impression when someone is looking at your home. There may be good reasons why things look a bit cluttered, but a potential buyer isn’t going to know what they are and quite likely won’t bother to ask. Take the time to straighten up and get rid of the garbage before your home goes on the market.

Obvious Repairs

There are many other small repairs that are worth making before your home gets listed. Any little bits of damage or discoloration should be evaluated to see if they can be repaired. While you may not have the time or budget to fix everything, you should still attempt whatever repairs you can. Your home obviously doesn’t need to be perfect, but the better it looks the higher the eventual closing price will be.

Tips That Could Help Sell Your House Quickly

No matter how much painting you’ve done, how many bags of fresh mulch you’ve put down or how great that new kitchen backsplash looks, there is no guarantee your house will sell quickly.  But in some cases, you need to sell fast.  When you don’t have time t
o do a complete overhaul of the home, there are a few things you can do to help that For Sale sign become a Sold sign: 

  • First and foremost, find a seller’s agent that has a history of quick home sales.  You’ll need to do a bit of research, but if the REALTOR® has the experience, you’ll have a head start on getting your home sold sooner. 
  • Having your house pre-inspected will save a step during the process and will help you with disclosure issues.  
  • It wouldn’t make sense to price your house a bit below its value during a normal home sale, but if you want to get qualified buyers interested soon, this may be your best bet. Just prepare to lose some extra cash. 
  • Consider selling the house at auction, but again, it will sell for a lower price than during a typical sale.  You may even be in an area where your real estate agent is your auctioneer as well, and you can be assured they have your interests at heart! 
  • Offer buyer incentives: offer cash-backs or credits, i.e.., painting, new carpet, new kitchen appliances;  if the house is in a managed community, cover one year of HOA fees; pay the closing costs; set a closing date and offer a credit for meeting that deadline. 
  • A major buyer incentive is to go so far as to pay down their mortgage costs with points, as the buyer will have a lower interest rate, saving them money in the end.  Investopedia tells us how seller-paid points can benefit the seller as well as the buyer. 

Keep in mind that needing to sell your home quickly for personal reasons is different than a short sale.  Your reasons may be work-related, or you’ve already found another house, but whatever the reason, you want to do what you can so your house doesn’t sit on the market–you just may have to accept a loss in exchange for a fast sale.

6 Home-Selling Myths

When the time comes to sell your home, you get all sorts of advice from friends and family, as well as the internet.  Accepting 
all of that information as fact isn’t a good idea, because following all of this advice may end up costing you money and time. Let’s look at some of the myths you may be taking as truths about selling your home: 

  • “My house is worth (much more or less than you thought) according to this website!”  Online estimators are not dependable when it comes to assessing the value of your home.  They can’t see the interiors, the condition of the roof, landscaping–you get the idea.  Your REALTOR® is your best source for setting a value for your property. 
  • “This kitchen needs remodeling before anyone will even consider buying this place.”  A thorough cleaning, sprucing up of the cabinets with new paint and hardware and installing an inexpensive backsplash and new faucet can make your kitchen a total selling point.  Spending too much on a complete renovation can cost more if you don’t get your return on investment. 
  • “If I overprice the house, then negotiate an offer, the buyer will think they’re getting a steal of a deal!”  In today’s world, most homebuyers have done their research, and may overlook your home simply because of the high asking price.  Have confidence in your agent’s ability to price it right.   
  • “Weekends are the only days I can have the house available for viewing.”  Setting limits on when an agent can bring potential buyers to the house is like putting up a Not For Sale sign in your yard. If you want the house to sell, it must be accessible even when it’s not convenient for you. 
  • “I’ll wait until I get a few more offers.”  Rejecting the first offer for a wait-and-see can leave your house on the market longer, which can lead to fewer offers.  Buyers will wonder if something is wrong with the house when they see the length of time it’s been for sale, leaving your home overlooked in their house hunting. 
  • “Hiring a real estate agent is going to cost too much.”  When you contract with a REALTOR®, you’re getting a professional that knows the market, handles the listing, marketing, showing, knows legal aspects of selling a home, and much more.  Taking the risk of selling your house on your own could cost you much more than an agent’s commission in the end.

Selling Your Home From Out of State

When a move out of state is necessary, selling the house your leaving behind may seem scary. A well-thought-out
 plan is an absolute must for the sale to go smoothly.  Read on for some tips to help you get your home-selling plan in place: 

  • Look for a REALTOR® who has experience with long distance sales and is comfortable handling the process with a seller that isn’t local.  Be available for lots of electronic communication with them. 
  • Find a tax attorney or accountant with a background in handling out-of-state home sales, because you may have double capital gains taxes to pay.  A professional will be able to walk you through the tax process and let you know if there are any credits you can claim at the end of the year. 
  • Unless your current home is paid for, you will have to pay as if you live in two homes once you move.  Bridge loans are always a possibility, and you’ll need to be certain your home sells within a certain time period, as bridge loans are short-term.  Learn more about bridge loans, and decide if one is the right fit for your budget. 
  • Pricing to sell as soon as possible is imperative, so make certain you and your agent are on the same page.  From realtor.com®: “Your for-sale listing will have the most impact as soon as it is published. That’s when you’re most likely to get fair market value for the home—before people start questioning why your house has sat on the market for so long. 
  • Consider a remote closing, especially if you are so far away that when it comes time to close on the property, you have to spend a lot in travel costs. 
  • Consult your insurance agent before you move, as your homeowner’s insurance will need some changes on your policy, as the house will be vacant. 
  • Leave the electricity on, and have timers on outdoor lighting, and in a few rooms inside.  Keep your security system in place, as well. 

Be wary of cash offers that aren’t through your real estate agent, as well as calls from those who call themselves investors.  Smart scammers see an empty house and know that the sellers are eager to move on.  In case the sale doesn’t happen within a certain time frame, talk to your agent about whether leasing or renting is a good idea for you.  Just keep in mind that your situation needs a REALTOR® with experience and confidence to handle the transaction.
